Yep, I'm now a blogger.  YIPPEEE.  My transformation into a complete internet nerd is complete.  Anyway, I took a class yesterday from a gal named Sabine Larson, on FHA and FHA 203 loan, which is a renovation loan that allows a buyer with less than steller credit, purchase a fixer upper house, with the fix up money included in the loan.  It's pretty neat and I suspect it will gain in popularity in the coming months and years.
