Welcome to the final post of my renovation blog series. Today we’ll talk about the breathtaking backyard of this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through the area while explaining the changes we made, and why. The hidden jewel of this property is the backyard, and we knew it was one of the primary features that would sell the house. The original owners of the home had very close ties to the floral and gardening industry. In fact, their family has been in this business for three generations! It’s clear from the backyard’s layout that they appreciate of balance and beauty of flowering plants. The Challenge The love of nature is apparent in the focal point of the backyard: the rock waterfall and pond. It is also apparent in old family photos that ...
Today on the renovation blog series, we’ll talk about the deck just outside the dining room of this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through the area while explaining the changes we made, and why. The lathe-covered deck, located directly outside the dining room, is a huge bonus for this property. It suggests its use as an additional ‘outdoor room’, or an extension of the home. The Challenge The deck itself is redwood, and it was in good condition to begin with. Unfortunately, the lathe-covering was not. There was extensive dry rot damage, so it would have to be replaced, as it was at the end of its useful life. Additionally, the perimeter plants were sparse and anemic. We’d need to make them look lush again. Our Solution The effect of an outdoo...

Today on the renovation blog series, we’ll talk about the master bathroom in this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through the room while explaining the changes we made, and why. The Challenge The master bathroom was very cool, for circa 1962. Both the sink and the tub were turquoise blue porcelain. The back wall was lined with a full mirror, the counter was plastic laminate, and the entire area was illuminated with twin swaged glass lamps. However, the room was small, and made to feel smaller by the glass and metal shower doors surrounding the tub. It’s not apparent in the photo, but the floor was a dark brown-toned linoleum tile, which didn’t help either. Our Solution We had to create a master bathroom that would compliment the grand style of...
Today on the renovation blog series, we’ll talk about the master bedroom in this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through each room while explaining the changes we made, and why. The master bedroom of this property is actually a ‘master wing’. At one time, the home was extended to add on a large master suite with built in bookcases framing a fireplace, a wall of glass doors facing the yard beyond, and a dedicated bathroom. The Challenge The room is large enough to feature as a family room, and its location would have been conducive to that usage. However, we were targeting to sell this property at a price point that would attract a buyer who would want a master suite, so we planned to feature it that way. Before we began work, the room was pane...
Today on the renovation blog series, we’ll talk about the “boys’ bedroom” in this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through each room while explaining the changes we made, and why. The Challenge This bedroom is large, so it already had a lot of potential. In order to show off the size and suggest its possibilities, we would have to bring it up to date, and make it fresh and bright. Our Solution We removed the wallpaper removed and repainted in a neutral green tone. The carpet was removed and replaced with a natural, warm-toned carpet. We replaced the flush-mount light fixture with a simple yet current-looking fixture. The blinds were removed from the window, and the windows were washed to allow natural light to flood the room. This freshened-up ...
Today on my renovation blog series, we’ll talk about the hall bathroom in this 1949 San Mateo ranch house. As with all posts in this series, I’ll walk you through each room while explaining the changes we made, and why. The Challenge Everything about the hall bathroom’s style revealed its 66-year-old age. The tile and fixtures were in great condition, but the color and style dated it to its 1949 origins. The original bathroom housed both a bath with hand-held shower and a separate, tiled-in shower stall. The entrance to the shower stall had been walled off, and the shower entrance opened to the adjacent bedroom’s bathroom. Here’s what it looked like originally: Our Solution The bathroom was nicely sized for its age, well laid out, and centrally located in the home. There was natural lig...
Today on my renovation blog series, we’ll take a look at this property’s grand dining room. As with all posts in this series, I’m going to show you the before and after photos of each room in this 1949 San Mateo ranch house, while explaining the changes we made, and why. The Challenge The original dining room looks dated, but you can tell from the photo that the windows offer lots of natural light and the wooden floors are in good shape. Additionally, the dining room faces the lovely backyard, and it is very roomy. When making renovations, we wanted to emphasize the view and the size of the room, and present it as “move-in ready”. Our Solution The acoustical ceiling, or “popcorn” ceiling was removed, and the ceiling was given a smooth textured finish. We removed the wallpaper and a pain...
Today on my renovation blog series, we’ll take a look at the small room next to the entry that can function as a den or an office. As with all posts in this series, I’m going to show you the before and after photos of each room in this 1949 San Mateo ranch house, while explaining the changes we made, and why. The Challenge The office had the potential to be a cozy room for reading, watching television, or working at home. However, the teak walls and the cloth wall covering felt dated. Here’s what it looked like originally: There had once been a large tube television situated in a cabinet, and we needed to fill that space, yet suggest where a flat screen could be placed. Also the elaborately framed mirror and brass-toned light fixture didn’t fit with the more modern feel of the remainder...
Welcome to the first installment of my renovation blog series! As you may remember from my introduction, I’m going to tell you how we updated a 1949 San Mateo ranch house for the modern market. I’m going to show you the before and after photos of each room, while explaining the changes we made, and why. Today’s room is the entry. It’s a very small part of the house, but it’s crucial for making a good first impression. Why? Quite simply, it’s the first thing people see when they step inside the home. The Challenge Like much of the house, the formal entry was dated and dark, and ultimately not as welcoming as it could be. Here’s what it looked like originally: Our Solution The entry may not have been perfect, but here is the good news: it only needed minor improvements. We knew that the w...

ActiveRain is a fantastic source for finding a “quality agent” in another area of the country. Agents do not need to be in any category other than the “quality” group, in my opinion. Even though I do not interact with buyers and sellers any longer in my area, I continue to be recognized as a real estate participant who is often a good source for information. One of the local broker/owners (who I happened to have trained when she was newly licensed) called me for a name in the Silicon Valley area. I thought of Lottie Kendall, and I have to admit, I’m a good decision maker!! Lottie accepted the referral from the broker in MA and found the young couple a property. This was not an easy task. The properties in this part of California were a “sticker shock” event for this couple, but L...
