According to an article in the Wall Street Journal, Option One, Countrywide and First Franklin (Merrill Lynch) will no longer offer 2/28 loans. A spokesman for Countrywide said that investors' demand for such loans is "very, very limited." Alliance Bancorp. ceased operations on July 13th per a message placed on their homepage, and Heritage Plaza Mortgage, a California mortgage wholesaler and retailer best known for its Alt A products, has closed. General Electric Co. said that it plans to sell its three-year-old U.S. subprime WMC Mortgage unit following a surge in defaults by borrowers. According to Moody's, Washington Mutual's Long Beach Mortgage, GE's WMC Mortgage, New Century Financial Corp. and Fremont General Corp. made loans that backed about 60% of the $5 billion bonds that were ...

Wait till subprime cloud clears Global markets dictated trend on the US stock exchanges last week. Global bourses witnessed alternate bouts of buying and selling caused by risk aversion or risk appetite that, in turn, was driven by how concerned the market was about the US subprime mortgage woes. As more and more institutions across the US got dragged into the subprime quagmire, the work markets continued to get affected by weak sentiments. The homes that are listed aren't selling unless it's an extremely good deal for buyers. The price has to be under the last comp by at least 2%-3%. If not, it just sits and sits there with no offers for weeks and months. Buyers are not buying unless it's a great deal.I've talked to Realtors with homes listed for 90 to 100 days and they can't seem to figure out why their listings are not selling. Santa Clara County gets more than it share of growth. But in a recent CNN article, San Jose made #8 on the list... the only California city to make the list.While not the total cause, these growth numbers can help to explain continued average home increases in the face of high inventories and fewer buyers. At least its something to hang a theory on in a market that continues to see double digit property value increases from year to year.Silicon Valley is still hiring. There is a whole lot going on here and these growth numbers are a sign of that.

 As you are undoubtedly aware, the 1031 qualified intermediary business has received a great deal of press over the past few weeks, as a well known QI in San Jose filed for bankruptcy last month (on the heels of a Las Vegas-based QI folding earlier this year).  I have received numerous inquiries from Realtors, investors, escrow officers and others about this situation and about IPX1031's security of client exchange funds. While investment property sellers must use a qualified intermediary in 1031 transactions, the qualified intermediary industry is not regulated.  How the QI decides to protect the clients' money during the transaction is up to each QI.  Some smaller QI companies may only have little or no fidelity bonding or E&O insurance coverage

I suspect I am like a lot of people, hurrying through life - not noticing a lot of the detail of my surroundings. As a Realtor, looking at so many homes has caused me to become astutely aware of my own taste in everything from architectural style (Tuscan, Craftsman, Tudor) to the way light falls in the backyard (unfortunately, my own back yard is dark - I never paused to notice this fact before I bought my house, almost ten years ago).
