Affordable Housing Available in San Dimas Okay, so more good news for the region I live in!  The Grove Station development just south of downtown San Dimas is back in business!   After falling into bankruptcy, the original plan which consisted of 110 residential units and more business spaces has been finished!  The original plans had to be revamped to a smaller development, but the idea behind this project was to create a "main street feel next to the historic downtown" and I truly believe that has been accomplished. The condo units which are affordable consist of 2 bedrooms and are currently being offered for the low, low price of $243,000.  There is a huge list of people who are currently interested in purchasing one of these spectacular condos. You can read more about it by reading ...

The Unveiling of the San Dimas Veteran's Memorial   Finally, after seven long years, the vision of San Dimas residents Janellen Graef and Gary Enderle is almost completed just south of downtown San Dimas.   Hundreds lined the streets for the unveiling of the San Dimas Veteran's Memorial which was unveiled on Vetran's Day 2011.  Although the project was not complete as of yet, it was the signifigance of the day that prompted the early unveiling. Among those attending were Sherriff Lee Baca, Mayor Cort Morris and many World War II Veterans.  Veterans as young as 35 and as old as 86 were recognized during the special ceremony. San Dimas Avenue and Commercial Street is where the monument is permanently located.  To read more about this amazing event, please read this article.

New Construction in the City of San Dimas Okay, so I don't know how they found the space, but Crestwood Home Builders is putting up new custom homes in the City of San Dimas.   The new homes will be built custom on Baseline Street near San Dimas Avenue.  I've been out to the site and think these homes are going to be simply amazing.  The prices start in the high $600's and go up to 7 bedrooms each.  The lots are all 1/2 an acre in size and offer the convenience of being horse property. I was looking for further information and came across the two floor plan videos below. So if you're interested, please give me a call and I will be more than happy to assist you.  And as always, don't forget to use a local expert in your transactions since they vary from city to city.

SAN DIMAS REAL ESTATE MARKET WATCH, SEPTEMBER 24-30, 2011     Market Watch       New Listing (5)   Price Change (13)   Back On Market (3)   Backup Offer (3)   Expired (3)   Pending (5)   Sold (7)     Okay, so here flows the information.  Five new listings with seven sold.  Looks like the inventory or homes coming into the market are slowing down while the actual selling is speeding up a bit.  Good for SAN DIMAS!  As a buyer this means that your choices in SAN DIMAS are narrowing a bit.  It also means that the banks appear to be moving along on selling those short sales and Bank owned homes.  Can I say it?  It's about time! In the City of SAN DIMAS this past week, there were 13 price changes.  It's tough when a bank takes a long time to make up it's mind about sales.  The prices locally ...

San Dimas Rodeo and Western Days 2011 Okay, so coming up in the City of San Dimas, is the  44th annual WESTERN DAYS AND 17th annual SAN DIMAS RODEO!  This year the events will take place on October first and second. If you've never been to downtown San Dimas, it's like something out of Gunsmoke or any of those old early westerns.  And it boasts intersting shops and businesses such as the old hardware store.  (I can remember going there when I was a little girl with my dad and buying a handful of nails out of a bin.)  And Roady's diner has been there literally forever (since before I was born and my kids say I dated dinosaurs, so it must be true!). But I digress, again.  These events are joined by many local participants from the cities surrounding San Dimas, including but not limited to...

San Dimas Real Estate Market Watch - September 2-7 2011    Market Watch       New Listing (10)   Price Change (5)   Back On Market (4)   Backup Offer (0)   Expired (5)   Pending (4)   Sold (4)     Okay, so better late than never - here is this week's SAN DIMAS MARKET WATCH.  Not bad for a holiday week! Ten new listings means that people are gaining confidence in the SAN DIMAS REAL ESTATE MARKET.  And it seems to me to be picking up as well.  And four have actually made it through the sale process and become closed sale.  This is also good news, especially for a holiday weekend.  Pending homes mean four homes are now in escrow and on their way to becoming closed sales.  There are also five expired listings which means that the home did not sell in the time allotted by the seller.  This c...

SAN DIMAS REAL ESTATE MARKET WATCH - AUGUST 13-19, 2011    Market Watch       New Listing (4)   Price Change (17)   Back On Market (5)   Backup Offer (4)   Expired (2)   Pending (11)   Sold (7)     Okay, so this is another exciting week for real estate in SAN DIMAS.  Four new listings and seven sold.  As you can tell, the homes are getting sold and the inventory is shrinking.  So if you are thinking of buying a home, it's time before they all get gobbled up.  And if you are thinking of selling your home, well the laws of supply and demand come into play.  Lower supply, larger demand raises those home prices just a bit for you.   Wow, eleven homes went into escrow this week.  That means that in approximately 30-45 days these should become sold houses as well.  Congrats to  those families...

SAN DIMAS - HOME OF THE SAINTS Okay, so if you're just moving into the area for SAN DIMAS HIGH SCHOOL, you're in for a treat.  If you've been here for a while, this blog will be useful for you. San Dimas is home of the SAINTS.  And their website is done by the students.  Which is all well and good, but there are no school sports calendars YET.  That's okay, so I'll write about the SCHOOL CHOIR CALENDAR.  I found it a very interesting calendar as they have performances right from the get-go!  September 9th begins with a choir retreat and that very next Monday they have auditions for some of the small choral groups. I loved my years in choir.  We had the BEST director and the BEST singers.  And naturally we had the BEST choir retreat ever!  We went to San Francisco and sang with other sch...

SAN DIMAS REAL ESTATE MARKET WATCH - AUGUST 6-12, 2011    Market Watch       New Listing (14)   Price Change (16)   Back On Market (5)   Backup Offer (2)   Expired (4)   Pending (5)   Sold (7)         Okay, so I truly thought that SAN DIMAS would be as slow as some of the other neighboring cities.  I reasoned that maybe people are getting a bit nervous because of the issues with the federal budget and the downgrade in our nation's credit rating.  The financial institutions have been hit as well and I think people are unsure of what will come of all this in the near future.  It makes sense for yet another slow down, if you think about it logically.  (YA, metrying to be logical!) Anyway, there were 14 new listings on the market.  Moving along at a great clip.  Seven have sold which means ...
