It strikes me that every person who walks in the door of my open houses these days in San Carlos wants to know about scoring a deal by buying a foreclosure property.  First off, I hate calling them foreclosure properties.  To me that implies that they are about to be foreclosed upon.  That ugly process has already been done, so you pretty much always hear me referring to them as "bank owned" properties.  Here's my short list on why I hate dealing with San Carlos foreclosures.  1.  They always seem to have sewer problems.  See, no one has been living in them for a while because the foreclosure process does take a while and when an owner is being foreclosed upon, they have no problem putting the toilet paper roll down the toilet in addition to the toilet paper itself.  Then, of course, th...

I guess because bad news sells, newspapers often "report" doom and gloom stories about real estate. How refreshing to read in the San Jose Mercury News earlier this week that our town, San Carlos, has fared quite well these last couple of years. As report by the Merc, median price of a single-family home here has dropped 10% in the past year, while the condo/townhouse dip was 9%. Real estate is, indeed, local.

There are 70 active listings for single-family homes in San Carlos, CA this morning. 25 homes have pending sales, an absorption rate of approximately 3 months. Condominiums and townhouses tell a different story, however, with 28 active listings and only 5 pending sales. There are tremendous opportunities today for investors, first-time buyers, parents wishing to help children get established, children wishing to help parents downsize, etc. Who do you know who could benefit in today's market?

The project at 1001 Laurel San Carlos is nearing completion. 90 residential units plus retail space plus fitness center and interior courtyard. Underground parking. Units will range from 1 bedroom 1 bath to 3 bedroom 3 bath. 4 story building. The burning question I have is what will the pricing be? Only time will tell. Stay tuned and I will keep you posted. As a 22 year resident of San Carlos, it is a great town and I believe 1001 Laurel will be a nice addition to our ever-more bustling downtown. Eight of these homes are listed for less than one million dollars.  MLS data indicates 16 pending sales as of this date. On A Street Where You Live......   A home is more than just a place to live it is also an important financial decision. Today my blog is going to review San Carlos and look at some sales data for the past twenty four months. Here is what the data indicates per MLS (multiple listing service).   In June 2007 the average sales price in San Carlos was $1,145,000. From July 2006 to June 2007, there were 402 new listings.   In June 2008 the average sales price in San Carlos was $1,124,000. From July 2007 to June 2008, there were 403 new listings.   This data seems to indicate a relatively stable market.  The number of new listings entered on the multiple listing service during this twenty four month period was very similar for the two twelve month intervals.  The figures confirm that real est...

A few weeks ago I posted a blog about listings priced under  $1,000,000 in San Carlos.  Having been on vacation for a week  I felt this was a  good time to take a look at San Carlos activity in this price range.  Currently there are 21 active listings priced under $1,000,000.  In addition, there  are currently 16 pending sales in this price range.  The average lot size for the pendings is 6562 sq feet with an average 1398 sq foot house.  Pending sales  have an average cumulative days on market of 34 days while the current active listings have an average of 70 cumulative days on market. (per mls data)  The bottom line :  homes that are properly priced based upon size and condition are selling.  Buyers are actively seeking value.   As a buyer this is a wonderful time to be out there looki...

If the media gets a hold of the median price changes in San Carlos they'll be sure to spew more aspersions on the local housing market. According to the data reported in the MLS for San Mateo County, San Carlos's median home price fell from $1,199,000 in March 2008 to $915,000 in April. If true, that would mean a drop in value of over $284,000 or 24% in one month! But alas, homeowners need not listen to the media reports since they will invariably not account for the fact that the median size home which sold in April was a whopping 395 square feet smaller-accounting for approximately $252,000 in the adjusted median home price. Buyers have bought one thing--that's the media's pounding that home value are falling. Indeed they are in a lot of areas, but if you want to live in San Carlos, CA and are waiting for prices to drop, don't hold your breath too long.I recenly did this anaylsis for a client who wondered if their home values have dropped. They bought in an excellent area of San Carlos four years ago and paid the then prevailing purchase price in multiple offers of $885,000 for a three bedroom, two bath home which is approximately 1650 square feet.The follwoing is my brief analysis for them:The home which just sold on your street is not a bad comp, but it's not the best either. Logically it's the same size, in near proximity and (I suppose) condition, yet it is lacking the very things that attracted throngs...
