Working at the mall kiosk is so much fun if you are in the real estate business! So many people these days are interested in buying homes in the Bay Area! While folks are shopping, they run into us, and away we go! There are conversations that take place left and right about San Francisco, Peninsula and East bay homes. One person wants a condo, one asks about foreclosures, the next is hoping that a geal could be found in Belmont! Well, it's possible now!!! I showed a fixer in Belmont the other day that seemed like apretty good deal! I am so glad that the market is bubbling again with an enthusiastic public!

An update from your Bay Area Real Estate Specialist!Well, it's no new news that the prices have come down in our area. It makes for a great opportunity to buy a home when it may have seemed too far out of reach in the last 8 years or so.  If we compare home sales in the Bay Area to those in 2005, we can see that an average 3 bedroom, 2 bath home has come down nearly $200,000 or 30.7%. That's like, a home that was $750,000 can now be bought for nearly $550,000. The good news for people who are thinking of selling is that it does not look like prices are continuing to go down. There have been more sales this year than the whole year, last year! At the end of 2007 buyers were...well....let's just say we hadn't seen a buyer in a long time. Everything that was going on with the lending and the holidays coming had seemed to push buyers in a holding pattern and seller just not willing to attract the buyers by pricing their homes correctly. We have seen in just the past month activity for both buyers & sellers increase a lot. Buyers seem to realize that no one actually knows when the "bottom" will hit. They realize that they would rather jump into the market now rather than having missed it entirely. I just read an article that FORTUNE wrote on the current real estate market. It says that there are a lot of areas in the nation that still need to correct. They are suggesting 30% up to 50% correction. I wanted to post the very first part of the article and then attach a link if you would like to read the full story. *Warning* The article is long but very interesting. The San Francisco/ Peninsula market is correcting itself but we have never seen more than a 25% reduction in prices for the past 43 years. I am starting to think that the media is controlling this a little more than they really should. There is always going to be a buy and always going to be a seller. Living in San Bruno is great! We have the best weather, best community activities, THE BEST Halloween (ask any kid), and the best park! Home prices are down to the mid $400,000's which is what is was 5 years ago. I think it's a good time to buy! If it goes any lower then shame on me. If you are buying because you want to live in a great place then it doesn't matter so much does it? Next year I hear the market will stablize and maybe prices will go up a little. Gosh! I just don't want to hear about more people loosong their homes. It's so sad. San Bruno and Daly City have a lot of short sales, especially in the lower price ranges. Then there are those who have equity and just want to sell! If you want to talk real estate, send me a message. I'm eager to hear what anyone has to say! Than...
