     Well, this is my first real experience using a blog.  Have not yet worked through if this will be strictly real estate related - or cover other aspects of what I'm doing (or have an opinion about).  Anyway, look to the days and weeks ahead for my opinions rants and raves.  Since I truly believe that an important aspect of any area are the local eateries, I will probably give my opinion on the various restaurants I've tried.  I might also talk about various service providers that I consider the "best" of the area.  We'll see how this blog thing works.  Bye for now.Bruce

 They say that the best form of flattery is being copied. However, I wonder if you might call it flattery or Plagiarism? Hmmmmmmmm. Well, yesterday I received an email from one of my past clients who said she saw an article I had written on Sacramento Real Estate Voice about Fraud and was wondering if I happen to see the article on Mortgage Fraud Blog. February 13th 2007. Hey everyone! Well this is my first Blog input and I'm going to keep it short. As an agent out there helping clients purchase and sell properties everyday in the Placer, Sacramento, Yolo and El Dorado county areas, I can tell you from my perspective the market has certainly heated up since the year turned to 2007. SPecific areas I've noticed are extremely hot are Folsom (95630) and East Sacramento, especially 95819 and 95816 area codes. Not sure if this is a "dead cat bounce" (excuse the pun), but it's REAL today. Recently had a home one of my buyers made an offer on get flat our rejected...even though we were $20,000 over list price (okay the agent priced it way below market) we did not even receive a counter. OUCH! Word on the street is there were 26 seperate offer...

Craig Nassi, of BCN Development has accomplished the first step toward securing a $10 million loan with the City of Sacramento for the Aura Condo project by finally agreeing on a purchase price with the Landowner, David Taylor for the property at 601 Capitol Mall in Downtown Sacramento. This was one of the prerequisites to the agreement reached with Craig Nassi when he met with the City Council Members and asked the City of Sacramento to become a bank for the Aura shortfall of $10 Million. The next step is for Craig Nassi to provide our City officials with all the loans and conditions he has on other loans. Sacramento City Council member met on February 6, 2007 to discuss the first step toward being the Lender for the project overage costs on the Aura which has not been built nor the Land purchased. Due to the slump in the Real Estate market and the high cost of construction, there is a shortage of funds to start this project. The total project costs are $175 Million. The Sacramento City Council Members had not been brought up to speed with this proposal and therefore had many questions and concerns during the City Council meeting. It seems that the Developer, Craig Nassi of BCN Development out of Denver, Colorado had not bothered to meet with the City Council members privately until a week ago. Liberskind's "Aura" at 601 Capitol Mall,  and Saca's twin 52 story Towers at 3rd Street & Capitol are at a standstill. No building is present and no building construction is going on. It seems that unexpected construction costs have suddenly brought The Towers to halt further construction. "Unanticipated construction-cost increases and the need for additional capital are primary reasons for the delay in proceeding," Saca said in a prepared statement. It is rumored that construction liens have been issued while Saca asks CalPERS to cough up more dough. The retirement association had already given $100 million toward this project and now the hands are out asking for more. I'm part of a real estate training company and we are putting on a 2 day real estate intensive for investors. Its on Friday and Saturday March 9th, and 10th. It is in Sacramento CA, however we do have trainings all over the country. Usually this training cost 3500.00, however I'm able to take a few quests for free. This is not a 2 day sales pitch, it is actual training. At the end of the two days, they do explain other options they have, but only for an hour or so. The rest is solid training. I have personally paid for the Robert Allen 3 day training at $3,000.00 and it was not nearly as good as this one. Do YOU own a home? Then, you Pay property taxes. Have you checked out your paperwork before you Pay your taxes? Many times mistakes are made by the Assessor's office, whether it is a clerical mistake or mathematical error or simply the value of your home has gone down. The way property tax is determined is by multiplying a figure that each County has determined to be the "magic" number to what you paid for your home. For example, in Sacramento County if you paid $400,000 for your house, the County Tax Assessor multiplies 1% for a total amount being $4000 per year of tax (does not include any bonds, Mello Roos or Assessments that have been added in your area). Recently, Natomas has been singled out and all new building has been halted since Femma indicated that the area was not secure from flooding around the levees with the 200 year flood protection. In March, we will all be asked to vote for an increase in our property taxes to fund flood protection for Sacramento County. Safca (The Sacramento Area Flood Control Agency)  estimates that if there was a flood it would cover 102 square miles and have billions of dollars of damage to people and businesses which would take years to recover from.
