Here in Sacramento we are in the midst of a competitive mayoral race between the incumbent, Heather Fargo and the main challenger, Kevin Johnson.  Kevin Johnson became a candidate days before the deadline for filing to enter the race.  Until then Heather Fargo was going to be unopposed by any well known challengers. How do politics and real estate relate?  I feel that for real estate to prosper in any community/city that municipality has to have a clear defined direction for now and for the future years.  The mayor of our city should be one of the visible people who speak of city goals, visions and directions.  Sacramento is a growing vibrant city and is on the threshold of very exciting growth in a positive way.  The downtown area is prospering, except for a critical couple of blocks, ...

This is a follow up to a previous blog of mine on the new mandatory inspection program in the City of Sacramento.The program will take effect in September 2008 and bills for the $28 fee per unit will be mailed starting in July 2008.  All rental properties will be inspected over a 5 year cycle.  Every rental property must be registered with the city.  A local contact representative must be designated by the property owner and must have full authority to act on the owner's behalf and have a business or residence address with 35 miles of the City of Sacramento.  The local contact representative must be present at the inspection.  The owner or representative is responsible for obtaining the consent to enter from the residents.  The owner must provide the tenant with a copy of the inspection...

There has been some talk about these two programs lately.  I'm actually surprised that more people don't get involved in the FHA rehab loan.  It seems like in todays market place with so many bank owned homes that need some serious TLC, an FHA rehab loan would be perfect.  This blog is dedicated to explaining the new streamline program.Up until last year, all we had available was a 203k.  This ranged from anything minor to major rehab work.  You could literally tear down a house down to its foundation and, future value permitting, build a new structure.  That is still available.  With the introduction of the 203k streamline, FHA took some of the headaches out of the traditional 203k for projects that are "cosmetic."  As long as an engineer/architect is not involved, you can do a streaml...

I am still surprised every day how many people are clueless as to what's going on in the lending industry.  Let me put it this way, anyone that's selling or financing real estate in the residential market, if you don't have a solid FHA connection you are WAY behind the curve (especially California).   Let me tell you why.  Unless you go FHA, regardless of how close to 850 your credit score is, the most you can finance is 95% on a purchase in a declining market.  With FHA, you can do a 97% loan and do a grant program behind it for 100% financing down to low 500 credit scores.  I think we can all see the benefit in that.  Also, CA being a high cost area, has loan limits up to $729k depending on the county (Sacramento $580k).  Now, unless you are dealing with a direct lender who banks, the...
