Sacramento Short Sale Success / Short Sale Agent Mike Rigley / Default Advocate This is a pretty good story on and by itself. We were the second agent on this Sacramento Short Sale file. The property had an Indy Mac first and a Citi second. The Indy Mac first had an approved short sale price $20,000 above fair market value. The key to the preapproved Sacramento Short Sale was the seller would receive substantial relocation assistance once escrow closed. As is our custom, we listed the price at the Indy Mac price for 21 days. With no offers we started making price adjustments of 3-5% every two weeks until we received and offer. Always great to see another Sacramento Short Sale close escrow. This neat as a pin 2 bedroom River Park Short Sale started out as a pre-approved Indy Mac Short Sale. Now when I say pre-approved that is not entirely correct. The approval price was well above fair market and the property was languishing on the market. I was the second Short Sale Agent to handle the listing. We listed the property at a price closer to fair market and had multiple offers quickly. Because we were not at Indy Macs price we had to go through the short sale process all over again. We received our approval at the new price and due to inspection we lost our buyer ARGH.
