Laguna (Sacramento, CA)

The Boos Brothers have decided to make one final appearance this year in Laguna West.  It has been a tough year with the sprinklers dousing them a couple of times and all those CA winds, but they have agreed to play on final night.  There will be pyrotechnics and live music galore, including such great hits as the Monster Mash and Warewolves of London.    OK, OK, the pyrotechnics are really a fog machine and a couple strobe lights, the music was recorded live years ago and the Boos Brothers are not real, but they are making their final appearance for the year.  It wasn't really false advertising so much as it was great marketing.  Next year, there may even be a couple new members.  Ben B. Etter and Tad B. Etter may join the rest of the Brothers. They just met with an unfortunate accid...

Over the years, I've found that many buyers prefer an inside-court home in planned communities like Laguna Big Horn over having a home directly facing the street. It makes them feel more secure and tucked away, I suspect. Most likely less noise from traffic. I've wondered about that because it seems less urban and more suburban but then again, buyers gravitate to Elk Grove for that reason. Buying a home in Elk Grove is also more affordable than buying a home in, say, Midtown or downtown Sacramento. We are witnessing a big influx of millennial buyers in Elk Grove. Which is a good thing I have a new listing in Elk Grove to present. You can read more about my new listing and see more photos in my personal blog today at this link: Elegant Crystal Walk Home at Laguna Big Horn Available.

About five years ago, I was asked to install a new tub/shower plumbing fixture. The client had purchased the fixture that I was going to install; I remember that it was difficult to install but not the brand name or manufacturer.   Recently, I was called out to look at a leak under the bathroom. The leak was right below this tub that I worked on, so I was concerned that I had done something wrong in the installation in that bathroom.   I started by opening the ceiling area below, thinking that I may have been the drain line from the tub. The sheetrock was wet and water only dripped when the shower was running. There was no water leak at the drain line, it was coming from the shower valve area. Not good.   I opened the wall directly behind the shower wall which was in the hallway. The ...

Do you work with Insurance Companies? When something goes wrong with your insured property, you want a contractor that can respond quickly and do quality work. Over the years we have worked with many of the larger insurance companies in meeting this objective. Sometimes it is a call from the insurance adjustor, other times it is from the insured themselves. Working on an insurance claim for a homeowner requires some additional steps for the contractor. Of course the contractor has to have proof of insurance, qualifying contractor’s license, workers compensation insurance, and all the important documentation. Most contractors are required to have this, but rarely are asked to prove it! There will also be additional paperwork and forms that the homeowner may never see; breakdown of cost...

Are You Recouping Your Capital Expenses?   We all have to consider the cost of improving your property. The improvement may be a new deck, remodeling the kitchen, or the cost of new windows; they all have costs and benefits. As a general contractor in Sacramento, I get to be a part of some of the discussions that property owners and managers have when making the final decision. This is especially true when it comes to investment properties like apartments. Capital Improvement Checklist What is it going to cost to make the Capital Improvement? Take a look at the labor and material cost to come up with a dollar figure that the project can be completed with. Having a valid number will allow you to budget for future changes if the funds are not currently available to start. Keep in mind t...

Thinking About Cutting Corners? You May Want To Rethink It.   Cut Corners (def. from TheFreeDictionary.com) to take shortcuts; to save money or effort by finding cheaper or easier ways to do something. to do something in the easiest, quickest, or cheapest way, often harming the quality of your work. to do something in the fastest or cheapest way.   We have all seen the bi-product of cutting corners; a short term solution can lead to a long term problem. True, you can get that project or client by cutting back on the expenses and time to wrap things up quickly or to make a profit. It may be staging a home with second rate filler furnishings, not being fully available as an agent for the home seller, or a contractor using inferior products cabinetry on that remodel.  The long term effec...

Do you want a fix or a complete repair?   Do you know what you are getting when you call for a repair? You call a plumber to come fix a drainage problem, it’s an emergency and it must be repaired right away. The plumber comes out and cuts a hole in the wall to get to the problem. It may be a bit complicated and takes several hours to complete the repair, but the drain is put back together and is working like new. The plumber’s job is complete, he’s heading for home. But there’s a problem. The plumber is just that – a plumber. There is often a lot more work to do to bring things back to normal for the homeowner or tenant. Who is going to patch the sheetrock? Or the texture? Or the painting? Maybe a general contractor should have been called to do the repairs. There are general contract...
