That Wood Fence Isn't Too Bad, Just Need Some New Fence Posts Wood fences are not all the difficult in design. Strong posts to keep things up and straight, good framing to support the fencing, and a lasting connection to the fence boards. Each of these are important to a good fence.Came across this one yesterday that was not too bad but some of the fence posts have rotted at the ground. New pressure treated lumber clear of the soil will bring this old fence back to good form.

Yes, There Has Been A Leak Recently Just 24 hours before the tenants will be moving in, the staff at the apartment community in Sacramento discovers some water damage in the bathroom. It sure does look like there has been a water leak of some sort, I have an idea where it is coming from. Pretty sure I can fix it and have it ready by move-in too!

“We Already Fixed the Wall” There are many properties in the Sacramento area that I visit on a pretty regular basis for dry rot repair. At some of the locations it is to repair damage that is causing water damage inside the building and needs attention right away. Other times, the building are undergoing a regular dry rot and water damage schedule; repairing damages building materials in Sacramento on an annual basis. I was on site at one of the properties that have an ongoing problem with dry rot in the siding and trim. The problem is ongoing because the work isn’t being done in the right manner, temporary repairs are even missing the mark at this place. As you can see in the photo there is a great deal of damage to the siding and trim boards. You can’t see from this photo but the f...

When Lightweight Concrete Cracks I have heard many times that there are two kinds of concrete; one is cracked and the other is going to crack. Now I don't know it this is necessary true in all cases, I've seen some pretty old concrete that is still going strong. There is some truth to this statement though. Concrete is a very hard surface but it doesn't handle movement very well. This lack of tinsel strength is what leads to the cracking in concrete. The concrete can be reinforced, this will help stabilize some additional movement. This movement can be particularly troublesome in lightweight concrete. Often times this concrete is poured less than two inches thick on a waterproof membrane over plywood above ground. All of these can raise issues with movement in the lightweight concre...

Five Apartments in Five Days, Last One is Tomorrow! So I have been working on the removal and installation of cabinets, counters, sinks, disposals, exhaust fans and related accessories in each of five apartment units. These apartments are all occupied and need to be completed on the same day. It has been something that has been in the works for quite some time and now things are coming to a close soon. The last units is now loaded and ready to bring to the site tomorrow morning. At the end of the day, the project will be done. It will be a relief to get this one completed. Now I'm being asked if I would be interested in doing this same thing, 5 units in 5 days, at other communities owned by the same corporation. I still need to think about this one, these our out of town and...

Grinding Those Concrete Trip Hazards Is Only A Temporary Fix We have all seen those areas of sidewalk where the concrete has risen and a “trip hazard” is created, usually due to tree roots pushing the concrete up. It can be dangerous and a liability. Concrete grinding can be a good remedy at an affordable cost. If the source of the problem, the root, is not dealt with the problem will happen again. Of course, the concrete may be ground again but there are only so much concrete to grind. Eventually the concrete will need to be replaced and the tree root removed.

I Thought All The Apartment Units Were The Same. I get to do a lot of repairs and improvements in apartment communities in the Sacramento Area. I work with management companies and owners on occasion to update the units and that can be a challenge. I was recently awarded a contract to remove and replace the cabinets, counters, and plumbing in a handful of units. The property does this every year to spend out the capital expenses while improving the property. All of these units will be occupied during the process; I get one day to turn the unit! I think that we can do this, the real challenge is both ordering and receiving the right building materials. Everything needs to be measured and ordered for a delivery in the future. While the floor plan may look the same, there are differenc...
