The following is the 3rd quarter 2012 Real Estate Market Report for the City of Rolling Hills Estates, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City. The number of homes for sale has increased over the last several months to 27 homes on the market at the end of the 3rd quarter, but is still 20% lower than this time last year. Sales dropped substantially in the third quarter compared to last quarter to an average of 6 homes sold per month, which is still a 20% increase over a year ago, but with 10 homes in escrow at the end of the quarter. Palos Verdes homes sales for the Palos Verdes Drive North neighborhood for the first half of 2012 increased  to 41 single family homes sold in the first half of 2012 compared to 20 in the first half of 2011 – a 105% increase.  Average sales price for Palos Verdes Drive North homes sold in the first half of 2012 increased to $1,273,403  from $1,228,285 for the first half of 2011.  Price per square foot for Palos Verdes Drive North houses that sold in the first half of 2012 decreased to $434 from $461 in first half of 2011.  The most expensive home sold for $3,999,000 and the lowest priced home sold for $655,000.  To read more about the Palos Verdes Drive North neighborhood, click here....   The 55th Annual Rolling Hills Estates City Celebration will be held on Saturday, September 15, 2012, from 9:00 a.m. to 6:00 p.m. at the Empty Saddle Club.  Palos Verdes homes owners will enjoy this old fashioned celebration with activities all day including equestrian events, hay wagon rides, pony rides, a petting zoo, watermelon eating contest and many fun games and activities.  Some of the equestrian activities will include Gymkhana events, Happy Hoofers Performances, equine and dressage demonstrations and even a performance by the Junior Drill Team. Palos Verdes homes owners are invited to come out and support “The Hills Are Alive Race” which benefits the Pepper Tree Foundation.  The Pepper Tree Foundation was established in 1982 to promote citizen contributions and donations to help enrich the quality of life in Rolling Hills Estates.  The Foundation has been helpful in providing trees, benches, picnic tables and other items to enhance and preserve the city parks and open spaces.  This is the 31st annual race and will take place on Saturday, August 11, 2012, at 8:00 a.m. The race will take its participants either running or walking on soft-packed bridle trails through scenic Rolling Hills Estates and the beautiful grounds at the South Coast Botanic Gardens. On Friday, August 3, 2012, at 8:30 p.m., George F. Canyon will offer a Canyon Night Hike.  This is a hike that is usually only held in the summer (once a month). The following is the 2nd quarter 2012 Real Estate Market Report for the City of Rolling Hills Estates, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City. The number of homes for sale had decreased substantially the last several months to only 17 homes on the market at the end of the 2nd quarter. Sales increased substantially in the second quarter to an average of 12 homes sold per month, a 300% increase over a year ago, with another 10 homes in escrow at the end of the quarter.
