Yippee, loan documents arrived and were signed today!  My buyer's offer was submitted in October and maybe, just maybe we will close before March begins.  Thanks heavens for a client willing to bounce back after each delay.  We nearly fell out of escrow several times, but each time we recovered and continued on the climb to the closing summit.   The appraisal was delayed because the condo was not finished due to the developer running out of hardwood flooring.  Yep, we lost three weeks waiting for new floors and appliances to be installed.  Next, the first lender (yes, more than one was needed) objected to the wording in the CC&Rs and refused to fund until it was changed.  Forget him--that could take weeks.  We moved on to lender number two as 2011 began.   We went back to "go" and start...

I've been spending more time in Redondo Beach.  It has always been one of my favorite place to eat and shop, but since I have two Redondo Beach properties currently in escrow I am spending more time in this city by the beach.  Both the Redondo Beach condo and the Hollywood Riviera propertyare set to close escrow within the next two weeks.  I have an out of state buyer interested in the Beach Cities (Manhattan, Hermosa and Redondo) so I'm deepening my knowledge of the Beach Cities luxury market.   There's lots of luxury living happening in the Beach Cities and Redondo is no exception to the rule.  There's a new townhouse on the Esplanade for just over $2M.  With nearly 3,000 sq. ft. and rooftop deck the space and views are impressive.  Bike riding or hikes at the beach are within steps o...

Inventory of bank owned homes has been reduced recently as the market has picked up and buyers are actively searching for "deals" and bank owned homes have generally been priced very competitively.  Currently in North Redondo there are 3 bank owned homes on the market ranging from $583,000 for a 2 bedroom single family home in fairly original condition to $809,000 for a newer 5 bedroom townhome at 2110 Curtis.  For information on any of these homes feel free to contact us or to see an updated list of bank owned homes and short sales in Redondo Beach visit our foreclosure page. Have you noticed lately how quickly people are willing to lower their sales price, but are still not taking advantage of Home Staging.  Home staging is the latest thing to be getting properties noticed and sold before others in the same market.  The science behind home staging and the practice of home stagers that are certified by RESA and CSP (Certified Home Staging) is not just a vase here and there but much more.  It usually only costs a couple thousand, and the property usually sells before the agent comes back with a drop of $10k because the market is not selling.  All these statistics show what happens behind the scenes and what sellers are not told about.  If you are an agent, and you truly want to give your sellers an advantage, you should be using a Stager.  If you are an agent...
