Peter DaSilva for the New York TimesBiking in the 300-acre Turtle Bay Exploration Park.By JENNIFER MARGULISPublished: July 7, 2006LAYING claim to being the second-sunniest city in the United States (only Yuma, Ariz., is sunnier), Redding, Calif., is hot, friendly and busy. Two hours north of Sacramento, Redding was once considered just another Podunk, notable for its highway sprawl and a sea of outlet malls. But in the last seven years the city, which has 87,000 residents, has remade itself and is becoming a destination. Redding is now home to an ultramodern $23 million bridge designed by the Spanish architect Santiago Calatrava - the Sundial, which spans the Sacramento River - and offers a 300-acre natural history park. There are also walking, cycling and hiking trails with stunning vi...

As we continue to go through the mortgage crisis we need to have the facts correct in order to help clients understand and know what options are available to them. Borrowers with low credit scores will need to hold on for a bit to see if sub-prime lending survives in any capacity. I hear conflicting projections.Clients with good credit will be able to get good loans and proceed with making real estate decisions. Clients that have 2 year option arms that are about to increase in payments or are struggling with payments that make it difficult or impossible will have to look at short sales or possible foreclosure. As we see these short sales and foreclosures come on the market, it will be important for Realtors and Agents to get training and get prepared to help these sellers. A short sale...

With the current liquidity crisis in the real estate market, your credit is more important then ever. In todays' market, Banks and Mortgage Lenders are raising the credit standards and making it more difficult to qualify for  home loans.Restoring your credit is the fastest way to qualify for a better quality mortgage and for some it may be the only way to get a mortgage loan.  Your credit score is one of the few variables that can be adjusted in time to impact the loan approval decision.  Borrowers have more control than they realize when it comes to impacting their credit score and raising that score to impact the loan approval.  Simple ways to increase your credit score include requesting a credit line increase, paying down credit card balances to below 30% of the credit limit and mak...

Well there is some very good news on the streets...interest rates should start down soon! I just talked with a very knowledgeable lender that mentioned the prime was heading down and that interest is going to go down soon! That is very good news for anyone that has been thinking of purchasing but is waiting for prices to go down or interest to go down so there payments can be reasonable...(Define reasonable). Here is a good example of a home that with a lowering of the interest rate from 6.5% to say 6% you would be saving some really good money on the monthly payment. For those that think they want to tackle a foreclosure or an REO let me know... I am always up to helping! We should see some more foreclosures hitting the market soon as there is a very large number of loans out there that w...

In the last month we have noticed a number of contradicting reports about the stability of the real estate market.  Lenders say one thing, real estate analysts and agents say another but we know everyone is carefully watching the trends.  One thing is clear...there is a mortgage crisis going on due to the "sub-prime" market.  The sub-prime market is a specific part of the mortgage market that involves homebuyers who borrow with a lacking or bad credit score and history.  Sub-prime borrowers generally cannot qualify for mainstream prime financing terms and are approved for mortgages such as ARMs (adjustable rate mortgages).  How did we get here?  The recent real estate boom was fueled by a period of record home appreciation and historically low interest rates.  Banks, in order to compete...

I just wanted to key everybody in to this great little place that my wife and I found up in Redding, California. Now my sister runs Mystic Mountain Hideaway, a vacation apartment On Mt. Hamilton overlooking San Jose, California. So when she got two one hundred dollar BedAndBreakfast.com gift cards for my wife and I to use for a B&B get away it made sense. We tend to be dirt campers so this would be a treat! We looked around and decided that we would go see the Shasta/Lassen area. I had not visited that area in years and my dear wife had never been. We found shastacottage.com. This turned out to be a very nice place to stay as a base to travel around the area. Marian Pierce manages both the upper and lower cottages, we chose the upper mainly for the tub, we are both soakers, although it wa...

If you are considering a home purchase or are thinking about re-financing your home, consider an FHA mortgage.  FHA loans let you buy or refinance your home using government backed funds.   The down-payment requirements are low and in many cases allow home-buyers to get into a home for no money down. What is an FHA Mortgage? FHA mortgages are also know as government mortgages because they are backed by the Federal Housing Administration and are therefore insured by the government. What if I Have Bad Credit?  You do not need good credit to get a FHA loan.  At the same time your credit has to show some level of responsibility.  If you have had credit problems in the past FHA is a good alternative to get you on the path of homeownership.  It is also a good option to consider when re-financ...

It can be difficult to decide what to do this weekend, with family events spread out over the area.CAR AND BOAT RACES As with most summer and fall Saturday nights, there will be races in Anderson.  This weekend, there will be NASCAR Late Models, Modifieds, Street Stocks, and Mini Stocks.  But, best of all, there will be Boat Races!  What?  How do you have a "boat race" without water, on a paved 3/8 mile oval track?  You tie or chain a boat to a car worthy of a demolition derby.  Then you drag the boat (no trailers here!) around the track, running into other boats and cars.  Trust me, the actual event is much more fun than my explaination.  Now, it tends to be very hot this time of year, and personally, I wait until about the time the sun sets before heading to the stands that face the s...

Are you ready to buy a home but feeling fearful because the market is cooling?  Perhaps you're confused by the mixed messages being sent by the media on a daily basis.  Don't Be Afraid -  there are benefits galore to buying a home in a cooling market. The last few years in the real estate market are an anomaly. The downward spiraling interest rates and rapid rise in home prices doesn't happen very often. Sure, the market rises and falls in cycles, but the changes are generally more gradual. The truth is that many people land themselves in hot water during an especially hot market. They start speculating by buying extra houses for quick sales or mortgage flipping. If their timing isn't perfect they are left holding mortgages they can't pay and homes they can neither afford to live in, or...
