It’s a word softly whispered when luxury homeowners in luxe communities like Palm Beach (33480), Beverly Hills (90210), Greenwich (06831) and Rancho Santa Fe (92067) discuss their local real estate markets. Real estate prices have been declining in many of these markets throughout the country, and some of the heavily mortgage homes are ending up as foreclosure sales. The most prominent foreclosure victim of late is Ed McMahon, whose $5 million Beverly Hills mansion was recently lost to foreclosure. This morning, CNNMoney reports that three of the richest US zip codes saw nasty declines in home prices for the three-month period ending April 30, when compared with the prior three months. Here's the rental map for part of Encinitas and Rancho Santa Fe. As you can see, there are a LOT of properties for rent in Rancho Santa Fe. I was surprised at how many there were.Notice how few rentals there are in Encinitas except for the coastal area. THere are actually quite a few in Solana Beach and Del Mar as well, but he number in Rancho Santa Fe was quite high, I thought. The San Diego real estate market has been swirling with dismal reports about short sales, foreclosures and inventory gluts. The markets are particularly bad in San DIego suburbs like Eastlake, Otay Mesa, San Marcos and Oceanside–where so many new subdivisions were built in the last six years. Controversy is brewing in Rancho Santa Fe, the most expensive community in San Diego County (median home price as of 12/31 07 was about $2.9 million) and one of the priciest in the US. Seems the community, some of it that is (primarily the Rancho Santa Fe Covenant), is pushing for the area to become incorporated as a Town and to include 8 surrounding HOAs. This is a long process, perhaps 18 months to 2 years for review, and requires voter approval (25% must approve the petition, which is then forwarded with an application to the San Diego Local Area Formation Commission [LAFCO] for review, environmental studies, hearings, and ultimately a general election). It may be hard to consider any Rancho Santa Fe (92067) real estate a bargain, when single family Rancho Santa Fe homes start at $1.15 million and currently peak at $29.9 million. Moreover, only 16 of the current 167 active listings in RSF are priced under $2 million. Forbes released its Most Expensive Zip Codes list and Rancho Santa Fe in San Diego County again is high on the list, coming out Number 3 (zip code 92067), dropping from # 2 last year (#1 Alpine in NJ and #2 Fisher Island – that’s in Ines Hegedus-Garcia’s territory BTW she has a great listing on Fisher Island if you are interested – are tied), with a median price of $2.58 million. The list is based on sales prices from July 2006 to June 2007 collected by First American CoreLogic. Interestingly, when you look at MLS data for all of 2007, the median sales price of Rancho Santa Fe’s homes (detached) ended up at $2.9 million (up 15% over the year-end median for 2006). The summary market statistics from the MLS for Rancho Santa Fe for March and April 2007 are shown below.Prices in Rancho Santa Fe continue to be the highest in San Diego County, on average. There is minimal inventory for attached homes and the marketing time is extremely long, on average (7 months), with a small number of sales in any given month. We continue to see a fairly large inventory of detached homes for sale in Rancho Santa Fe, which currently range up to $40 million. Detached homes, as well, take a long time to sell - longer than in any other North County San Diego community, however this is common in the high end market, especially for luxury homes.  For some reason, crystal chandeliers are dirt magnets. They sparkle like nothing else when clean-and look like clouded glass when soiled (which occurs all too soon after cleaning).Let's face it, crystal chandelier-cleaning is a drippy, arm-tiring and time-consuming chore, no matter who performs the task.How about just tossing your Swarovski or Strass crystal chandelier into the dishwasher?
