One of the most sought after neighborhoods in San Diego county's North Inland is the master planned community of 4s Ranch. At the height of the housing cycle, construction in the area was booming and just so no one forgets their market is moving inventory once again. The market area is in recovery mode and most homes are still moving like the rest of the North inland corridor... Just in the last month out of 35 listings, 16 are active and available with a range of homes from over 4000 square feet to smaller townhomes that are a little over 1000 square feet. The price ranges are from $1,079,000 to $395,000 and out of that same 35, nineteen listings went into pending within the last 30 days. Clearly, the housing inventory is getting low again as we move into the last quarter of 2009, as m...

I found this article in the San Diego Union this morning and it gave me a chuckle so I thought I would share. San Diego Union: The Rancho Bernardo Inn, a luxury resort with three pools, two restaurants, a spa and a golf course, is offering rooms this summer for as little as $19 a night. There's just one catch. The room comes without pillows, sheets, towels, toiletries - or a bed... or light bulbs From Aug. 16 to 31, the Rancho Bernardo Inn is offering steep discounts to customers willing to bring their own toilet paper and sleep on the floor. Under the unusual pricing scheme called the "Survivor Package," guests can lower the standard $219 room rate with each amenity they give up. Going without breakfast, the honor bar, air-conditioning and pillows saves $80. Bringing your own sheets sa...

Hello and Welcome to Rancho Bernardo Foreclosure properties. During the recent down turn Rancho Bernardo home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market? We believe the answer is Yes, but only with the right approach. The potential silver lining and opportunity here is the following: According to Dataquick, in the month of May, 2009 there were 3,094 sales in San Diego county which represents a 8% increase in sales volume over May of 2008. Welcome to Del Mar and a trip up in a Hot Air Balloon~   Cool tatoos on the leg of one of the dedicated team players who assists with the daily balloon riders and ground crews which start in Del Mar and conclude in a rural area of Rancho Bernardo near Del Sur~ Ready to go! Up Up and Away! Landing about 45 minutes later just 5 miles inland from Del Mar right alongside Carmel Valley Road out in an area of Rancho Bernardo called Santaluz~   So what will the Balloonist do when this area is built out and they can no longer land here in Rancho Bernardo? There will be nowhere to land...Maybe we should be glad the Real Estate market is slowing down enough so we can take a deep breath and enjoy our world a bit before the demand in housing in San Diego increases again~!

A San Diego Treasure, The Rancho Bernardo Winery. This past weekend I had the good fortune of attending the Bi-Annual Rancho Bernardo Winery Arts and Crafts Fair. For those of you who live in San Diego that don’t know of this place, it is one of the oldest continually operating wineries in southern California. And for those who don’t live here, this needs to be on your itinerary the next time you visit. The Rancho Bernardo Winery was founded back in 1889 on what was a Spanish Land Grant, the winery was opened and operated until Prohibition. The winery is located in a valley that used to be covered with vineyards and with the advent of Prohibition, the winery went up for sale. When it was purchased in 1927 by  Vincent Rizzo, the harvest was then used to produce grape juice and sacramental ...

Another month has gone by, and another thousand listings have vanished from our current inventory of homes in the MLS.  If we keep this up, inventory WILL be in a shortfall a year from now as previously predicted. What much of the population doesn't realize yet, is that a good percentage of homes in San Diego County are sold already, but they are sitting in active status because we are waiting for banks to approve a massive amount of short sales and bank owned homes. Buyers presently shopping for a home understand this is happening; they are still competing for the same homes. Many are losing out on the homes of their dreams, even homes that were never really available to the general market to begin with, because somehow they hit the MLS with those now infamous words, "Offer accepted pe...

Those of us who have been living out here in Del Sur for over 2 years now have experienced the necessity of changing out some of our florescent lightbulbs. They really last but don't last forever! We are fortunate that the builders who built our homes in Del Sur used "eco friendly" lighting on the exterior as well as the interior of our homes. The Del Sur Ranch House has volunteered to accept for recycling all burned out florescent bulbs. These bulbs  need special disposal. We are all trying to live this green lifestyle out here so this is a very nice gesture for our Ranch House to assist us in this safe bulb disposal program. Del Sur residents are encouraged to drop off their used bulbs at the Ranch House during normal business hours. If you are looking for replacement bulbs, our local...

As Real Estate lingo goes this could be the next one we will need to define... We get this great listing in Del Sur,  the community I live in out here in San Diego that consider themselves "Eco Friendly!" My listing has the actual "energy package" on it. What that means is that even though all the other 500 homes in the area have dual paned windows, "eco friendly" lighting inside and out, additional attic insulation, tankless hot water heaters,  energy efficient appliances and all the rest, this home has solar panels on the roof! So what do solar panels get the owner of this home? ...Lower  or non existent energy bills to run the electricity for this home with the advantage of selling back excess energy to the local energy company seem like the plan and most do say they are saving bundl...
