Sometimes things reach down into my soul and touch me.  Yesterday was one of those times. Every year we go to the big Parade in downtown Danville. This year, because Mr. Howard was the Pleasant Hill Chamber of Commerce Educator of the Year, we went to the Pleasant Hill Parade.  We sat in the shade. We waved flags.  We saw clowns,cheerleaders, Boy and Girl Scouts.  We watched, we cheered, and laughed. That was all on the outside.   On the inside, deep down inside, something else was happening. I didn't realize it at the time.  We were getting all warm and fuzzy.  I'm still trying to put a finger on it but I believe it's all about connecting and feeling connected to the community.   Nearby, the town of Danville has an estimated 50,000 people watching their parade.  I've been there, I've ...

Folks who live along the coast know June gloom means lots of foggy, overcast days.  Well, our real estate market is showing signs of gloom too as inventory increases and days on market do too.  Pricing a house correctly is ever more important.  If the house is beautiful and updated the price should reflect it and it will sell quickly.  Not over priced, just correctly priced.  If the house has any issues: outdated, obsolete floor plan, poor location?  Discount the price accordingly.  Buyer's are pickier and pickier and righfully so!  They have that much more to chose from and with interest rates creeping up their buying ability is corroding.   We stage all our listings.  We invite you to see these well priced properties in central Pleasant Hill, CA, only 35 miles east of San Francisco.  ...

It is almost the end of April, 2007, and as predicted our inventory is increasing, creeping up to over 90 single family homes for sale when just two weeks ago it was in the low 70's.  I am happy to report single family homes in Pleasant Hill sell nicely if priced well, located well, staged, and desirable.  Average market time is in the 2-3 week time frame for houses that are priced right.  If the seller is unrealistic?  The house can stay on the market for months and months!  For once our lower priced inventory is building faster than higher priced.  We assume this is because of tightening underwriting guidelines for first time buyers. Pleasant Hill, California real estate continues to be desirable and sells well when all of the above components line up!
