The Playa Vista Condominium Market Report for the month of June 2011 The month of June was very active for me, many listing appointments, and a lot of viewing of my listings. Hence I am a bit late with my Market Report. As most of you who read my Market Reports consistently will notice that my focus is always on the Trends. I have been reading a great deal about higher interest rates being on the horizon. This is based on the premise that, the Federal Reserve's second round of quantitative easing (QE2 that it is referred to) has ended with the close of the month of June. Playa Vista Condominium Market Report for March 2011 Here is the latest data on the Condominium Market in Playa Vista, CA. As I mentioned last month that Credit has loosened up a bit and consumer confidence is on the road to recovery. Keep in mind it is still a very fragile confidence and as long as there are factors which create fear, these factors can derail this recovery. Some of these are the Middle East, the after effects of the Japanese Tsunami and I could go on and on. Although I mentioned that existing home sales have improved due to Lenders loosening up the Credit a bit, keep in mind that over 30% of all sales are still "All Cash" transactions. Playa Vista Condominium Activity Report for December 2010. It is hard to believe, but the New Year is upon us. As we move forward, it is important that we should reflect of how the Real Estate activity was for 2010 in the Playa Vista Market. So let us look at the December statistics in a broader sense. There were 29 Active Condominium Listings for Sale; this is an 18 per cent increase by month over the December 2009 figures. Generally speaking, I find it when there is a larger selection of listings, then buyers have better choices and they tend to make reasoned decisions and end up buying properties quicker.  Playa Vista Condominium Market Report for November 2010 The long awaited November Condominium Market Report for Playa Vista, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a drop from the Active Listings from the Previous Month.  We went from 33 to 31 this has been a downward trend as in Century City Real Estate Activity. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes. The Market Report for August 2009 for Playa Vista, CA. is quite different from the previous month. There is a larger inventory to choose from. There are currently 40 Active listings about a 7.5% increase in the inventory from previous month.  The Pending inventory consists of 15 buyers who have not removed their contingencies and 11 who have for a total of 26 which is an 8.5% decrease from the previous month.  There has been a 7% drop in the Sold as well month over month. This is the first time in eight months we have seen a decline.   Playa Vista community is different from the neighboring communities, since it is a Planned Urban Development and it is a very new project.
