Palos Verdes real estate sales October 2016 for Palos Verdes homes increased compared to September.  53 Palos Verdes houses sold in October which increased from the 38 homes sold in September and decreased from the the 67 homes that sold in October 2015.  There were 76 Palos Verdes single family homes pending in October which increased from the 58 homes pending in September.  The number of active Palos Verdes homes for sale in October (196) decreased  from the 216 homes for sale in September. Recently, I attended a presentation by Joshua Peck, Librarian for the Palos Verdes Library District, entitled, “The Peninsula: Through The Lens Of Hollywood.”  Joshua shared that Hollywood has been filming movies here in Palos Verdes for over 100 years beginning with “The Unchanging Sea” which was filmed in San Pedro in 1910.  Palos Verdes with its dramatic shoreline “could be anywhere the movie tells us.”  Below are some interesting facts from the presentation.  The Palos Verdes Library has a complete list of movies/television shows that were filmed in Palos Verdes.  Palos Verdes Library is located at 2400 Via Campesina, Palos Verdes Estates. “Blackbeard” was filmed in Redondo Beach in 1911. “Ten Commandments” produced and directed by Cecil B.    Now that we have taken down the Halloween decorations, Palos Verdes homes owners are moving into the 2016 holiday season. Palos Verdes real estate single family home sales in the first 20 days of October 2016 are 35 homes which is an increase from the 21 Palos Verdes homes sold in the first 20 days September and a decrease compared to the first 20 days of October 2015 (53).  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes from October 1st to date is $1,722,969 which is an increase from last month’s average of $1,622,500 for this same time period and a decrease from $1,899,822 last October. The Palos Verdes Half Marathon and 10K and 5K run will be held on Saturday, November 19, 2016.  The Palos Verdes Marathon, which is part of the Lexus LacedUp Running Series, is being presented by Saucony.  Lexus is underwriting the costs of the event and will contribute funds raised to Kiwanis Club for their many scholarship programs. The Peninsula Education Foundation is once again seeking donations to support our local Palos Verdes Peninsula Unified School District.  The primary source of income for most public school districts in California, including the PVPUSD, is from the State.  However, State support has declined since 2007-08.   The most stable and reliable funding source in recent years has been local revenue from the Peninsula Education Foundation.  As can be seen from the recent Newsweek article (click here) our high schools have been in the top 100 in the state, and in the top 500 in the nation for the last few years. The inventory of unsold condos and townhomes on the Palos Verdes Peninsula of 35 units at the end of September is up approx. 10% compared to this time a year ago. The average number of sales per month over the last 3 months of 13 units per month is down approx. 9% compared to a year ago however. Summary: The number of homes listed for sale on the Palos Verdes Peninsula surged significantly higher this summer  ( although dipping in September) with the number of homes sold during the last three months down 10% compared to the prior year, leading to an increase in unsold inventory to almost a 4 months supply. Prices per square foot are unchanged compared to the prior year's quarterly average. Lower priced homes are also moving faster than the upper end of the market.
