Palos Verdes homes sales in the Lunada Bay/Margate neighborhood for the first half of 2017 increased to 42 single family homes sold in 2017 compared to 36 in 2016.  Price per square foot for Lunada Bay/Margate houses that sold in the first half of 2017 increased to $745 from $685 in 2016, a 8.7% increase.  Average sales price for Lunada Bay/Margate homes sold in the first half of 2017 increased to $2,490,127 in 2017 compared to $1,900,153 in 2016.  The most expensive Palos Verdes home sale in the Lunada Bay/Margate neighborhood was $13,840,000 and the lowest priced Palos Verdes home sale in the Lunada Bay/Margate neighborhood was $1,071,500. Palos Verdes residents can participate in the annual Coastal Cleanup Day which is a worldwide beach clean up program that has the largest number of volunteers on the planet.  Last year over 600,000 people participated throughout the world, and this year Heal The Bay is expecting 10,000 volunteers to participate here in California.  Coastal Cleanup Day has gained importance as debris has washed up on our coastline not only from tsunami residue, but also our own waste.  Our local annual Coastal Cleanup Day is scheduled for Saturday, September 16, 2017, from 9:00 a.m. to 12:00 noon at Abalone Cove Shoreline Park.  Los Angeles County alone has more than 60 sites participating in this clean up.  Los Serenos de Point Vicente, The City of Rancho Palos Verdes, and Palos Verdes Peninsula Land Co...

Palos Verdes real estate single family home sales in the first 20 days of July 2017 are 52 homes which is an decrease from the 55 Palos Verdes homes sold in the first 20 days June and an increase from first 20 days of July 2016 (45).  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes from July 1st to date is $1,898,730 which is an increase from last month’s average of $1,756,497 for this same time period and an increase from $1,722,353 last July. 2016 Palos Verdes homes sales for the Eastview RPV neighborhood decreased to 69 single family homes sold in 2016 compared to 74 in 2015.  Price per square foot for Eastview houses that sold in 2016 increased to $484 compared to $474 in 2015 a 2.3% increase.  Average sales price for Eastview homes sold in 2016 was $814,787 compared to $754,139 in 2015.  The most expensive home sold for $1,149,000 and the lowest priced home sold for $610,000. The inventory of unsold condos and townhomes on the Palos Verdes Peninsula of 29 units at the end of June is down approx. 24% compared to this time a year ago. The average number of sales per month over the last 3 months of 18 units per month is up approx. 6% compared to a year ago however. There are 18 units in escrow at the end of  June, however showing continuing strong recent sale activity.   The average price per square foot of condos and townhomes sold on the Palos Verdes Peninsula over the last 3 months of $433 per sq. ft. is unchanged over the similar period last year.     The average days on market to sell a condo or townhome on the Palos Verdes Peninsula has been approx. 1 to 2 months recently. Summary: The number of homes listed for sale on the Palos Verdes Peninsula has increased to seasonal levels, but the number of homes on the market at the end of June is down 7%, but the number of homes sold during the last three months is down 3% compared to the prior year, resulting in unsold inventory of just over 3 months supply. Prices per square foot is up approx. 3% compared to the prior year's quarterly average. Lower priced homes are moving faster than the upper end of the market.
