Palos Verdes homes owners have a wonderful organization to help care for its aging population. The City of Palos Verdes Estates’ Senior Program; PVE-CARES, was established in 2004, by the Palos Verdes Estates Police Department, to address the rise in crimes against seniors. It was found that seniors were becoming the victims of what is commonly referred to as “Elder Abuse,” so they helped design a program called PVE-CARES (PVE-Care, Assistance, Resources, Education, and Socials). Palos Verdes real estate single family home sales in the first 25 days of January 2018 are 31 homes which is a decrease from the 36 Palos Verdes homes sold in the first 25 days December and a decrease from first 25 days of January 2017 (32).  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes from January 1st to date is $1,570,817 which is a decrease from last month’s average of $1,915,743 for this same time period and an decrease from $1,835,320 last January. In January 2018 to date, the highest priced Palos Verdes home sold for $4,950,000 and is located in the Lunada Bay neighborhood of Palos Verdes Estates and has 5 bedrooms, 4 baths and 3,315 square feet on a 16,569 square foot lot....

Point Vicente Interpretive Center has started counting whales for the 2017/2018 Whale Watching season.  This famous landmark gives Palos Verdes homes owners a local center where they can go and watch these massive mammals off our coastline.   This season officially started December 1, 2017, and according to the Point Vicente Interpretive Center, as of today, there have been 284 gray whales counted going south.  Most of the whales are traveling south to Baja and the concern in the last several months has been that they are swimming in the large container ship paths.To see these magnificent creatures, there are several different local options to choose from.  Point Vicente Interpretive Center located at 31501 Palos Verdes Drive South, Rancho Palos Verdes, welcomes visitors to this premier...

The inventory of unsold condos and townhomes on the Palos Verdes Peninsula of 21 units at the end of December is down approx. 31% compared to this time a year ago. The average number of sales per month over the last 3 months of 16 units per month is up approx. 4% compared to a year ago however. There are only 8 units in escrow at the end of December, however.   The average price per square foot of condos and townhomes sold on the Palos Verdes Peninsula over the last 3 months of $475 per sq. ft. is up 3% over the similar period last year.     The average days on market to sell a condo or townhome on the Palos Verdes Peninsula has been approx. 1 to 2 months recently. Summary: The number of homes listed for sale on the Palos Verdes Peninsula has decreased to seasonal levels, but the number of homes on the market at the end of December is the same as the end of 2016 but the number of homes sold during the last three months is down 23% compared to the prior year, resulting in unsold inventory of just under 3 months supply. Prices per square foot are up approx. 3% compared to the prior year's quarterly average. Lower priced homes are moving faster than the upper end of the market. Palos Verdes Library District has opened up a new venue for weddings.  The Malaga Cove library is offering wedding day packages which include site usage for up to eight hours.The library offers an intimate, relaxed and romantic venue close to the Palos Verdes coast.  The library, with its Mediterranean Revival style, was designed by architect Myron Hunt in 1929.  Adjoining is the beautiful garden designed by the Olmsted brothers, whose father designed Central Park in New York City.  French doors open to this charming garden and the library/garden are linked by a Palos Verdes stone walkway.The library will offer full use of the Library Art Gallery, gardens and the main floor library for photos.  The tower room on the top floor will act as a bridal party staging area.  The Library Art Gal...

The Palos Verdes Peninsula Senior Center is once again offering free income tax preparation to Palos Verdes homes owners through the AARP Tax-Aide Program.  These one hour sessions are held on Saturdays from 9:00 a.m. to 3:00 p.m. beginning February 3, 2018, and ending on April 14, 2018.  In order to take advantage of this free program, you must have all your tax documents for 2017 in hand before going in.  You are also required to bring copies of your 2016 Federal and State income tax returns.   It is open to all ages including seniors, but remember that space will be limited and you must bring your tax documents organized and ready to go.As in prior years, they will have tax preparation sessions on a first come – first served basis so plan accordingly and make sure you are available t...

Palos Verdes real estate was strong in 2017 with increases in average sales price, median sales price, and price per square foot!   Median sales price in 2017 increased 4.1%.  2017 average sales price for Palos Verdes homes was $1,753,584 compared to $1,695,655 in 2017 – an increase of 3.4%.  Average price per square foot for Palos Verdes homes sold in 2017 was $642 compared to $612 in 2017 – an increase of 4.9%.  There were only 3 more single family Palos Verdes homes sold in 2017 – 695 single family Palos Verdes homes sold in 2017 compared to 692 homes in 2016 – there has been a lack of inventory of Palos Verdes homes for the past few years. Palos Verdes real estate sales December 2017 for Palos Verdes homes increased compared to November.  43 Palos Verdes houses sold in December which increased from the 39 homes sold in November and decreased from the the 66 homes that sold in December 2016.  There were 42 Palos Verdes single family homes pending in December which decreased from the 45 homes pending in November.  The number of active Palos Verdes homes for sale in December (130) decreased from the 152 homes for sale in November. Palos Verdes homes sales in the Eastview neighborhood for the first half of 2017 decreased to 23 single family homes sold in 2017 compared to 34 sold in 2016.  Price per square foot for Eastview  homes that sold in the first half of 2017 increased to $504 compared to $475 in 2016 a 6.1% increase.  Average sales price for Eastview homes sold in the first half of 2017 increased to $882,083 in 2017 compared to $796,272 in 2016.  The most expensive Palos Verdes home sale in the Eastview neighborhood was $1,175,000 and the lowest priced Palos Verdes home sale in the Eastview  neighborhood was $640,000.
