Last weekend, my husband and I sent our youngest son (youngest of 3 boys) off to college at Cal Poly San Luis Obispo. His enrollment had been delayed a quarter due to illness at the beginning of the fall quarter. The drive up the coastline from Palos Verdes took about 3 and a half hours, but was spectacularly beautiful. A recent storm front had moved through and the sky was blue, and the ocean even bluer. The recent rains had made the hills a gorgeous shade of green as well. Our son is all settled into his dorm, which is a relatively large 2 man room. The Cal Poly campus is just gorgeous, and he seems to be very happy there. Our home now seems so empty with the last of our 3 boys moved out, and I know that this is now the beginning of another phase of my life, and I plan on making the b...

When constructing a home in Palos Verdes Estates, there are certain restrictions as to the size of the structure as well as the magnitude of hardscape and the compatability of the structure to the neighborhood. Per deed restrictions, the Palos Verdes Art Jury restricts the footprint of all structures on the site to 30% of the total lot size. The total square footage of the structures (which would include the garage, pool houses, etc. ) can include an additional 1,750 square feet in either a second story or a basement level or subterranean parking garage. In addition, the City of Palos Verdes Estates limits the total lot coverage for structures as well as all hardscape features such as patios, driveways, pools, etc. to 65% of the lot area. Lunada Bayhouse, a restaurant that will specialize in Seafood, Steaks and Chops, which had planned to open in January in Lunada Bay Plaza in the space formerly occupied by Tallichet's and Viva La Pasta, has had its opening delayed at least a couple of months. The restaurant is owned by the same people who own Delzano's by the Sea in Redondo Beach and Lou E Lueys. I just hate to take down my christmas tree and my outside Christmas Lights this time of year. I just love the brightly colored lights , ornaments and decorations that make the home so festive during the Christmas holidays. it almost makes me melancholy as I put away all of the decorations knowing that we have another 3 months before daylight savings time hits again. At least when we have the lights up, there is a benefit for the dark to come early so that we can turn the Christmas lights on.

In the 1920's and early 1930's, an active past time on the Palos Verdes Peninsula and the beach communities was riding horses on the Torrance Beach at the base of the Palos Verdes Peninsula cliffs right below Malaga Cove. it looks like Palos Verdes Estates homes priced from $1,000,000.00 to $3,999,999.00 have shown a slight drop per square foot from 2007 Statistics. Prices ranged from $621.00 per square foot to $521.00 sq.ft. with last month closing at $785.00 per sq. ft. See the chart below from our Remax Trend Graphics for all of Palos Verdes Estates. According to the California Association of Realtors home sales have drastically increased for the month of November 2008 by 83.2. I did not need the CAR to tell me this. I have seen a great increase in the Buyers out shopping. As a matter of fact in the starter range price of $700-$875K in Palos Verdes with Silver Spur Schools or Monte Malaga last Saturday 2 homes sold before we could return to the office to write an offer and one Townhouse off Sea View by Ridgecrest Middle School.  Then on Wednesday another home near Vista Grande School sold after being on the market only 20 days on Cedarbluff. If you enjoy viewing neighborhood Christmas lights and decorations displays, the best in the South Bay is in the "Sleepy Hollow" area of Torrance. The best area is near Sharynne Lane and Doris Way, and some people believe that Reese Road is the best of the best. Malaga Cove is one of the most historical neighborhoods on the Palos Verdes Peninsula and one of the most charming.  There is interesting architecture, big ocean and coastal views plus it's the site of my favorite Palos Verdes beach.  (Those are my grandkids resting after an afternoon of boogie boarding with Grammy!) In November 1913, Mr. Frank Vanderlip had acquired approx. 16,000 acres of the Rancho de los Palos Verdes. He had grand plans to develop the Palos Verdes Peninsula, however World War I curtailed his plans. In 1922,a real estate developer named E.G. Lewis acquired the Palos Verdes Project,which would constitute the future City of Palos Verdes Estates and part of the MIraleste area of the current day City of Rancho Palos Verdes,through exercising an option to acquire the Property from Mr. Vanderlip.The community was called Palos Verdes Estates and had decreased in development area by one-fifth, from the original 16,000 acres to 3225 acres. Between 1940 and 1941, the rate of building on the Palos Verdes Peninsula accelerated after being nearly at a standstill during the depths of the Depression. In February 1941, 400% more building permits were issued than during February 1940. When World War II began, the residents of the Palos Verdes Peninsula prepared for war. Unfortunately, this included the internment of many of the Japanese farmers and their families that had lived on the Peninsula for years. Among these families interned were Mas Ishibashi and his wife May, along with their son Satoshi, who was seven years old at the time. They had lived on the peninsula since 1910. May Ishibashi sold strawberries on the side of the road and Mas farmed Rancho Palos Verdes for over 50 years, with the exception of the internment years...

There is going to be a dedication ceremony for the newly refurbished Lunada Bay Fountain this Sunday December 7, 2008 at the Lunada Bay Park at 6:00 pm. The following are pictures that I took on our recent Mediterranean Cruise to Taormina, on the beautiful island of Sicily. This quant town is about a half hour drive from the cruise port in Messina. If you take a cruise that stops in Messina, I would highly recommend taking a day trip to Taormina, or to one of the other attractions on the Island such as Mt.
