Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley January 14, 2011 New building starts for homes are down which is predictable due to the year end slow down.  However these are mostly national numbers and don’t reflect your local market.  In the Great Antelope Valley Palmdale & Lancaster in Los Angeles County in Southern California are way ahead of the curve.  We have sold over 4,000 homes in 2009 and over 5,000 for 2010.  New home starts are up here bucking the national trend. The other side of the new is Foreclosures again nationality 1 in 7 mortgage holders are in distress at lest behind by one payment.  However the banks are working on improving the short sale process and make some loan modification to stem the tided of some of these bank own homes ...

Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley January 13, 2011 California bucks national foreclosure rate, California rate down 14%.  We were the first in the Antelope Valley to see the meltdown that started in 2007 we sold about 3,075, 2008 – 6,132, 2009 – 9,028 and in 2010 back to 6,276 for a four year total of over 24,000.  We are seeing short sale dominating the market for the next 12 to 18 months, with foreclosures running at current levels, we are however starting to see bank owned homes that were sold in 2008 going short, we believe this is more a function of the economy then banking tricks of the past. Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley January 7, 2011Okay I know I we have been out of pocket for all most 2 months.  Christmas and the New Year were great we saw a lot of family and are back to work in 2011!  We have the monthly numbers for Nov ’10 and Dec ’10…  Looking at today’s numbers WOW short sale are over 40% of the market…  Bank owned are 21% and are pushing the 300 mark. Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley October 27, 2010 The real estate market in the Antelope Valley is going under changes as we move in the holidays.  Inventory is up and prices are holding steady, however with the increase in available inventory we believe we will see a small pullback in prices as sellers work to find the right pricing point.  Home prices are what is driving the market currently, combined with historically low mortgage rates buyers should be moving into the market if they can.  We are also hearing more about the shadow-inventory of bank owned home that have yet to be put up for sale.  The numbers we are hearing range between 2,500 to 4,000, yet these homes will not be dumped, a controlled release is anticipated.  Investor...
