What are Mello Roos? Mello Roos are taxes, well special taxes actually.  They are levied on homeowners to provide funding for community facilities to enhance that specific community. The new communities of Riverpark and the Seabridge in Oxnard have Mello Roos, which help pay for the improvements to each community. In River Park for example, the Mello Roos pays for the new schools, fire station, infrastructures. The Seabridge community has the water channels among others amenities and benefits to the community that the Mello Roos provides. While property tax is assessed as a percentage of the value of the home, Mello-Roos is independent and could rise or lower and is not subject to Proposition 13. When Proposition 13 came about in 1978, it severely limited the ability of local government...

How is the Oxnard Condo Real Estate Market doing?  Let’s look at the Oxnard Condo Real Estate Market as of March 19, 2013.  We will examine the Oxnard Condo Real Estate Market in terms of number of bedrooms and status of each   There are 10 Active Condos on the Market   When this post was written there were only 10 condos available in Oxnard, excluding the beach area.  To buyers, this means one has to be very prepared to make your “highest & best offer” initially because in most cases, there will be multiple offers.   There are 67 Oxnard Condos that have the status of “Contingent Backup”.   This status indicates that the sellers have accepted an offer and it is in the “contingent period”.  This is a typical status for short sales that are waiting for the seller’s lender to approve the...

The Silver Strand Beach Area in Oxnard is sandwiched between Hollywood by the Sea and the Port Hueneme Naval Seabee Base.  Silver Strand, commonly referred to as "The Strand", is a collection of mostly post-WW II single family homes, some Multi-Family homes, and some larger newer newer homes located directly on the beach. When the name was created as part of the Hollywood Beach subdivision in 1924 it was spelled as one word Silverstrand, but in the Ventura County Coastal zoning Ordinance the name is two words, Silver Strand.  However you want to call it, this eclectic area has a wonderful vibe to it not to mention beautiful beaches. In the Silver Strand community, one will find 2 small commercial areas. The first is located around Roosevelt Blvd and there one will find a collection of sm...

The Carnegie Art Museum located in Downtown Oxnard is celebrating its 25th Anniversary this year. The Greek classical revival building next to Plaza Park in downtown Oxnard has served many unbookish purposes since 1907 — Chamber of Commerce, City Hall offices — but is now devoted to another form of literacy: artistic.Back in 1906,the Industrialist-philanthropist Andrew Carnegie was busy doling out funds for literacy in 1906, including $25,000 to the Simplified Spelling Board, which aimed to rid the English language of useless letters, e.g., changing "kissed" to "kist." However, it was his donation of $12,000 for a public library in Oxnard that was far more useful.  This library in Oxnard was one of 1,679 such libraries that were built in the United States with Carnegie funds. The Oxnard C...

Mrs Olson’s Coffee Hut in Oxnard was named one of the “20 Best Breakfast Restaurants in America” by the editorial staff of LocalEats, described as America’s No. 1 paid dining app and available for iPhone and IPad users.I first heard about Mrs Olson’s when my parents came to visit me from Wisconsin. Seems my father’s brother’s wife’s sister worked there  (real simple someone worked there that had a connection to someone my father knew).  And because of this connection we went to Mrs Olson’s to say “Hi” to this person and that is how I found out about Mrs Olson’s Coffee Hut in Oxnard, oh so many years ago. When I first went there, Mrs Olson’s Coffee Hut was owned by the original owner Corrine Olson, who named it after her mother, Helen. Helen was known for pies, fish and chips, and greetin...

The Dallas Cowboys are in Oxnard for the next next 3 weeks. The team jet landed at Point Mugu.  Point Mugu is always the Cowboys' first stop. There's a practical reason for that: It's the only airfield in Ventura County that can accommodate the team jet. On Monday, the Cowboys held their first practice in a three-week training camp based at River Ridge field in Oxnard. The local weather is cooperating by providing moderate temps and bright blue skies. Ventura County has been the summer home of the Cowboys for decades, but this is their first full camp here since 2006. They've trained in San Antonio every year since, except for 2010, when they split their training camp between Oxnard and San Antonio. This year will be the seventh time since 2001 the Cowboys have trained in Oxnard. The Cow...
