What is a Short Sale? A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Have you ever been accused of playing favorites?  I know I have.  Tomorrow I have a client who is flying in from Maryland to view a specific home, that was just listed. It's the best I've seen in the neighborhood and is probably one of the best that will ever be.  It has a fabulous kitchen, outdoor space, great wall space for my clients' extensive art collection (which has been publised in magazines) and I love the bathrooms!  I am a bathroom and kitchen guy myself!  And the outdoor space has to speak to me, including the front "approach".. and entry. What is your favorite part of a home, and why?

This is a little note..to remind you to invest in a few lint brushes, be mindful of your pets, especially when you're preparing for showings of your home for sale. How many of you have walked in and smelled a pet? What does that smell do to the value of the home you're viewing? Be honest. Yup! Just think if you walked in and the home was well ventilated and didn't smell or look like a pet lived there. It's almost like a smoker's house. Do you know what I'm saying? Keeping your home for sale tidy and clean should not only help you sell it, but also yield you a higher net on the sale when closing day arrives. Thanks for listening!

Is It Smart To Buy A One Bedroom Home in Ontario, CA?As I toured homes with a first time buyer in Ontario, CA recently, she looked at me and posed this question. While this is always going to be a personal decision, my professional opinion on this one is that overall, I would not recommend buying a one bedroom home in Ontario, CA. The main reason is because the home suffers from what is termed functional obsolescence. Functional obsolescence means that there is a loss in value due to outmoded style of non-usable space.
