There are many communities throughout San Diego County that benefited drastically from the recent San Diego real estate boom.  One of those areas happened to be our northernmost coastal community of Oceanside.  The difference is that Oceanside had a lot of catching up to do.  So while Oceanside homeowners and investors are yelling "Are we there yet", SD Malkin Properties has at least mapped the destination.  Where others had failed in the past by not getting along with the locals; Oceanside's dream of having a resort located at Pacific Street and Mission Avenue, looks like it will come to fruition with a completion date set for 2nd quarter of 2009.  Will a 302 room $187 million high end resort hotel and timeshares make the difference to bring Oceanside up to snuff with her sister city o...

Anyone who likes big band and swing music in the area likely knows about the Oceanside Big Band Bash at the Beach, especially with this year being the 11th annual concert. If you live in Carlsbad, this is an easy event to get to and, per past reports, very much worthwhile.This event was held today in the Oceanside Pier Amphitheatre, with an admission price of only $5 which, in addition to music, got you a hot dot, chips, fruit and soda. Buyer Activity Anaylsis for East OceansideWith lender guidelines now more restrictive, a jump in interest rates on jumbo loans(over $417,000), and distressed sale properties(short sales and bank-owned) more plentiful, buyer activity on non-distressed sale homes has been slow in East Oceanside since the start of July 2007. To see if there is a seasonal effect that may or may not determine sales in the next two months, I looked at what has happened with single family tract home sales between July and October for the past 4 years in East Oceanside, California. As of 8/20/07, there are 77 detached homes actively for sale in the Sandicor MLS in the Villages of Rancho Del Oro(including the Beachwood community). This represents the highest inventory we have seen this year. At the start of the year, there were about 55 active homes, and we held that number steady until about May when it started to gradually increase. In 2006, for much of the year, we had about 90 active homes in this same area. Then starting at the end of summer, since homes weren't selling, they were either pulled off the market and not sold or turned into rental properties and very few additional homes were listed which allowed the inventory to decrease. My Analysis of the Real Estate Disposition Corporation's Residential Home Auctions for Oceanside and Carlsbad http://www.ushomeauction.com/I have many clients, and also realtors like myself, looking at auctions as a potential way of finding properties under value. The trustee sale auctions which occur at the end of the foreclosure process seem to be frequented by professionals of the auction business who are able to pay cash for purchased properties. The average buyer does not have the knowledge or capital to compete at this level. And it seems these days, even the professionals are not buying homes like they once did, so lenders are being forced to take back homes as REO(real estate owned: properties now owned by a financial institution). Not because of any sort of historic event.Oceanside is growing, and as a result the post office is having problems with their equipment and can no longer efficiently sort the mail to over 32,000 folks living in the 92054 zip code.So, as a result, Oceanside is getting a new zip code.The 92054 area (the west side of town) will be split and there will be a new zip code of 92058 as of June 30, 2007. The Oceanside Pier, in the northern end of town, is an intriguing place to visit, as most piers are. Unlike the famous Santa Monica Pier (near Los Angeles) with its carnival rides, restaurants, and a wild collection of residents and tourists whenever you visit, the Oceanside Pier is more conservative. There are no frills (although there is a restaurant at the end – Ruby’s – which offers great views of the ocean, sunsets, and the coastline in a 50’s-style diner atmosphere) and not much to see except the ocean, folks fishing, seagulls begging for handouts, pelicans diving for dinner, and perhaps marveling at the vastness of the sea. Here are the summary statistics from the MLS for Oceanside for the month of December 2006.Most notable was the drop in inventory from the previous month - 18% fewer homes were on the market in December than in November (this was likely due, in part, to the holidays). The prices in Oceanside are remaining pretty stable currently, although attached homes saw a decline from the prior year of 3%, while detached homes rose 1% from 1 year ago.Oceanside offers a wide range of homes in a variety of price ranges. Here is a summary of the market statistics from the MLS for Oceanside for the month of November.The data show a drop of 10% in the inventory since the previous month, likely due, in part, to the time of year. Again we see that the median price for attached homnes is down 2% from 1 year ago, whereas the median was 1% higher for detached homes than a year ago. The San Diego Chargers appear headed to the Super Bowl and the San Diego housing market appears to have found it's bottom. Forecasting what will happen next is anybody's guess however homes that are a) not condo's and b) not cookie cutter, seem to be selling faster and close to or even above asking price. Today is Monday, December 11th and the interest rate decreases we've been seeing over the past two weeks may be driving some of the recent activity.As an active, full time real estate consultant with listings and buyers, I can speak from my own experience in saying that business has picked up however, I wouldn't start crowing about it like this unless I was hearing the same thing from the other professionals I interface with at the office, at open houses, on caravans and on the phone. ...

Here are the market statistics complied from the MLS for the month of September for the Oceanside, CA  real estate market (I report these every month for the communities I service along the coast in San Diego County). The Oceanside real estate inventory has dropped for both attached and detached homes from August. However the total number of sales in the last 6 months also declined a bit as compared to the stats at the end of August. Prices are about the same, with a small decrease in the median price for detached homes from August. The absorption rate crept up by about a week for both types of homes as compared to the end of August. The median price was the same for attached homes but dropped about .4% ($2K) for detached homes.
