I have worked in this zip code for a few years now and I love the location on the Emeryville border with the close proximity to San Francisco. I had a recent listing that sold quickly (less than 3 weeks), with multiple offers and over asking. My current listing--a block away--is 200 square feet larger, has a full basement, an exterior building, a half bath and off-street parking. All this for less than $20,000 more than my previous listing. (See for yourself:  www.1058-54.com ) So I checked the stats to see what might behappening in this great neighborhood. The sold houses have a median price less than the active listings. The pending sales have the lowest average/median prices of all. It's so fun to come across relatively untouched Mid-Century Modern homes, and there are just not THAT many in Oakland Real Estate to begin with. There are a few gem neighborhoods where the homes have had only one or two owners and you can find all the cool fixtures and design details that a true modernist looks for.I've got some fun pix of this home on Rhoda. The weather was cloudy so they didn't come out quite as nice as they could have...but you get the idea!

On Jean Street, right behind Ace Garden on Grand Avenue, is a hidden gem.  And the roses are still blooming, though take this opportunity to note ''see Rose Garden'' next year the week after Mother's Day, when it's at its prime.  I enjoyed the garden by myself last Sunday, morning cup of tea in hand, though it's a great place to get work done while younger kids romp around or look for tadpoles in the shallow lilypad pond.  Very stroller-friendly.  I even caught up with a family friend there one evening years ago, with gin and tonics at hand in a Thermos!

It was not the weeds in the yard or the rickety steps up to the front door that bothered me. It was not the lack of lights or running water that bothered me. It was not the beer cans on the counter, nor the broken window in the laundry room that bothered me. It was not even the eerie feeling walking through the house that bothered me, it was the guy on the floor, asleep, wrapped up in a blanket that finally bothered me. Agents! At the East end of Dutton Avenue is the Oakland enclave of homes known as Sheffield Village.  Sheltered from Oakland by the Dunsmuir - Hellman Historic Estate and the rolling hills to the East of the area. Back in 1928, the site of Sheffield Village was to be Saint Mary's College.  It was during an 11th hour bid that Moraga won out and took the bid from what was then San Leandro. Developer E.B. Recently this question was asked and here is my response. Where is the best place will really depend if you want to be walking distance to the Ferry or if you would be okay with driving and parking at the Ferry.I would also ask if you are willing to consider BART, because this will open up the possibilities for commuting. In Oakland some popular areas are Rockridge, Crocker Highlands and Montclair. Rockridge has a BART station and is a short drive to the ferry. It is a urban area with lots of shops and restaurants. Crocker Highlands is a little less urban with easy access to bus lines and a short drive to BART and the Ferry. There is a great area along Lakeshore and Grand Ave that have access to shops and restaurants. Montclair is also a popular area. Montclair is the least urban in my ...

By Farrah: New condo developers in Oakland have been forced to find creative ways to sell condos in a market with too much inventory and not enough buyers who can meet lenders’ high standards. Since the successful Eight Orchids auction, two other condo developments have announced auctions. Just in case you haven't heard the news, the Alameda office of Prudential California Realty will be shutting down and agents are being merged into the Grand Lake Oakland office.I am looking forward to working around Oakland's Lake Merritt and in the hills around Oakland.  There are some very amazing properties in these areas and it will be an exciting place to set up base camp.Just up Grand and Lakeshore Avenues is the POSH community of Piedmont.  Piedmont is like the Beverly hills of the East Bay.  There are some incredible mansions up on Glen Alpine Road that will amaze and bewilder just about anyone.
