Everyone has been waiting, hoping, praying that the new shopping center outside of Hamilton Field would include some good dining fare (I mean, nothing could beat Nave Lanes, but food is a good alternative). Today it was announced that Toast Cafe, La Boulange and Sonoma Latina Grill will be moving in. We already knew about the mega-deluxe Safeway (with gas station), Peets Coffee & Tea, Wells Fargo, Starbucks, and Jamba Juice. Safeway is slated to open August 22nd. As of July 12, 2008 25% of available listings in Novato are in escrow. For the month of June 2008 48 (approximately 22% of all home sales for the County of Marin this month) homes sold in the town of Novato (rated by CNN/Money as not only one of the best places to live, but also one of the best places to launch a new business) for an average final selling price of $630,833. The average original asking price of these homes was $694,254. The range of final selling prices for these homes was from a low of $174,900 to a high of $1,700,000. It took these homes an average of 115 days to sell. Of the 48 homes that sold 2 sold at their original asking price and 5 sold for more than their original asking price. Interesting Market Trend since April 30, 2008 As there are more Short Sales and Bank Owned (REO) properties on the market, the trend is driving prices for short sales and REO properties downwards; attracting bargain hunters while higher end properties move slower and more cautiously.    Coupled with the new programs since the announcement of the new Jumbo Loan limits, the consumers are out shopping again and will not wait when the right property comes along.  Instead of two loan threasholds, conforming (up to $417,000) and Jumbo (over $417,000); there are now three brackets - Conforming (up to $417,000), Super Conforming (between $417,000 and $729,250) and Jumbo ($729,250 and up).  The consumers are certainly taking advantage of that!  For the lower end properties, some borrowers are c...

The average original asking price of these homes was $798,264. The range for final selling prices was from a low of $280,500 to a high of $1,310,000. As of May 10, 2008 20% of available listings in Novato are in escrow. For the month of April 2008 an encouraging 46 homes sold in Novato, for an average final selling price of $594,460. The average original asking price of these homes was $636,218. It took these homes an average of 96 days to sell. I am fortunately enough to be one of San Marin High School (Novato, Marin County, CA) Robotics Club, Penguin Empire team's mentors.  This rookie team won the 2nd place in the First Robotics Compeitition (FRC) Davis Regional event in March, 2008; an exciting event - Check out the Video. The chief mentor, Dave, in search of inspriring Robotics videos for the students and mentors alike, came upon a video of this robot.  Thought you'd all love it.The Coolest Robot Ever! is the title of the email from Dave; and I would have to agree with him :-)   Duke would want one.

With the new stimulus package being nearly passed by the President, now is the time to start thinking about refinancing out of those higher interest option arm rates or purchasing a new home.
