I love ActiveRain referrals... #2 con't This is my second referral with Realtor Sylvia Barry from ActiveRain.  It's very exciting to work with her... she's very nice and does a wonderful job marketing her listings.  She gets dynamic results... which works great for the Homeowner and is awesome for my statistics too. This vacant house I staged is a gorgeous home in Novato, CA located in Marin County, CA and went into contract the first week on the market.  Here are some photos of this beautiful home as staged by With Divine Style.  Thank you Sylvia Barry and thanks ActiveRain!                                     Can Potential Buyers See Themselves Living In Your Home? ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ "You never get a second chance...  to make a Great First Impression!" Who Can Tell Me Why This Home Sold So Fast??? Yes, the housing market has picked up, but can you tell me why this house sold so fast?  Was it the pricing?  Was it the presentation?  Can the age of a home play a part in the sale?  How about the photo's that are placed online?  Was this home updated or remolded in anyway?  These are just a few of the questions that run through our minds when a home sells so quickly and successfully.  This home was recently for sale for $869,000. and this home was in contract with-in 10 days with multiple offers and sold for over asking price...  and yes the home was priced right and was beautifully presented...  and no it was not a new home, it was built in 1951.  The Kitchen was original to the home as well as the Bathrooms although they received minor u...

The numbers (sales and prices) so far this year in our zip code tell a different story than that put out by the national media. After all, this is Marin and people want to live here. Right now there are 69 properties on the market. Last month 12 properties sold and another 15 are in contract and likely to sell (e.g., pending properties). Thus, there is about 4 months’ inventory in our zip code—which is very healthy (we worry when it gets over 6-7 months). If you are thinking of moving, price your home right and spruce it up—it will sell. Although buyers are being picky, it is a great time to buy and they are doing just that.
