Newport Coast Real Estate is moving in the right direction. If only sellers would price their homes correctly it would be doing much better. Take a look at how many homes today that are on the market have had a price decrease!!!! As of today August 5, 2010 in Newport Coast you will find: 94 single family homes on the market. Listed at average of $997.93 a square foot! This is the interesting part, 18 are in back up status (these are the most recent to enter into escrow) at $653.30 a square foot!! 12 are pending (this means they are most likely going to close escrow) at $645.00 a square foot. 36 have closed in the past 90 days at $621.37 a square foot. Does this make sense???? This means that the homes on the market today are off by $376.00 a square foot. What would happen if some of the...

The St. Laurent community of Newport Coast is a very desirable area for young families to move to. Usually when a home comes on the market in this neighborhood the open houses are extremely busy. And buyers are eager to write offers. There are only 66 homes in the community so sales are few. Above is the typical home in the neighborhood. The homes range from 3-5 bedrooms and they are anywhere from 2200 square feet to 2700 square feet in size. Some have Canyon views and some have canyon and Ocean views! Be aware that some of the homes back up to San Joaquin Hills Road so they can be noisy while in the backyard. There are 2 floor plans that have a downstairs bedroom, which is very desirable these days. Particularly when it comes to resale. The St. Laurent Community is located in walking d...

Today in the Orange County Register there is a report on Lorenzo Espinoza who committed mortgage fraud and filed for bankruptcywithout telling authorities he purchased tow Ferraris and a Lamborghini.  He was sentenced to 5 years in federal prison. This is really taking advantage of the laws.  However, Lorenzo Espinoza did get caught.  He is 43 years old and lived in Newport Coast.  He was also ordered by the United States District Judge Stephen V. Wilson to pay the Department of Housing and Urban Development restitution of more than $614,000. Espinoza and his friends purchased over 100 homes and managed to do so by mortgage fraud.  The properties were sold at inflated market values to straw buyers.  Espinoza and his associates made the down payments and in some cases submitted bogus tax...

I'm heading out to Newport Coast this afternoon to show a foreclosure to a buyer who wants an ocean view home. Newport Coast is a relatively new area of Newport Beach, set on the bluffs above the Pacific Ocean. The slow economic times have affected even the affluent neighborhoods of Southern California and this home sold for $3.1 million in 2004 is now on the market for $1.78. This home has panoramic views of the Pacific Ocean with incredible sunset views. 4 bedrooms/5 bathrooms and over 3500 sq.ft. with a huge back patio to enjoy sunsets over Catalina Island. Obviously $1.78 is still a large purchase price, but it's 57% discount from the original owners. This market has made it the perfect time to purchase a luxury home. Newport Coast is just one of many coastline communities with fore...

These days Pricing Your Home To Sell Quickly is critical! I just recently had a listing in Newport Coast and I priced it higher than other agents had suggested to my clients. It sold the first day on the market, with multiple offers! My client was impressed, and I was excited! On the other hand the neighbors are having a fit!!!! Why is it that some people just don't understand the market? It could be because they don't realize that what some Realtors tell them is not always true. It could be because we all think our homes are worth more, even myself. My home is on the market and I had one of the most conservative Realtors in my office price it for me. I did not want to be an over priced seller. I believe in pricing your home to sell quickly is critical! Pricing a home to sell is a marke...

Daily Real Estate News  |  January 28, 2010  |  Banks Seek Payback from Walkaways Increasingly aggressive mortgage lenders are seeking to collect deficiencies from former home owners who walked away from their properties or sold them in short sales. Many states, including Florida, give mortgage holders as long as five years to seek a deficiency judgment. If granted, the bank gets up to 20 years to collect and the option to renew for another 20 years if the debt isn't paid. About one-third of U.S. states, including California and Arizona, prohibit collection efforts after foreclosure, but home owners usually waive that protection in a refinance. Most states allow collection on unpaid home-equity loans.Banks are most likely to try to collect from people who walk away from a property on whi...

Trust your Realtor, they represent your best interests in your transaction, financially and legally. Some Listing Agents offer you money from their commission to sway you to use them, that doesn't replace experience and professionalism. It's important that you feel comfortable with your agent, how well do you know them.   The money you saved isn't enough if you end up paying more and loose the knowledge of an experienced agent.  There are a lot of agents that are trustworthy so it must be a case by case basis.  If you find a good agent that you feel comfortable with, then stay with them and let them do their job.  Loyalty works both ways, your Agent is investing their time, energy and money to get you that perfect home!   It is in your best interest to see the homes your Agent recomme...

A Newport Coast home sets a new record for highest value for a home at a selling price of $19,777,777.  The home is a 3 story mansion with ocean view on 3 sides of the home.  The home was in Pelicans Crest a gated community within Newport Coast. This sale ranks as the 13th highest home sale price in Orange County to date.  The second highest home sales price set its record in 2006 at $19,500,000.  That home was owned by Broadcom co-founder Henry T. Nicholas III.  The Pelicans Crest home had 14-foot ceilings on the main floor and 12-foot ceilings on the second.  Nearly every room on the upper two levels has a view of Newport Bay, the Blue Pacific, and out to Catalina Island.  The home has 5 bedrooms and 8 bathrooms an elevator, eight fireplaces, a pool, spa.  But that is not all the home...
