The market is hot in Mountain View, inventory is down to almost nothing, homes get multiple offers, and Mountain View home sellers are in the driver's seat. So Does this mean it is ok to just put a home on the market in any condition and you will get offers 20-30% over list price?   Anyone trying to buy a condo in Moutain View right now knows that it is tough out there. There are many more buyers than sellers and many Mountain View condos sell with multiple offers way over list price. Some homes go as much as 30% over asking, but some do not. How does a buyer make the decision about how much to offer to have the winning bid in a Mountain View condo multiple offer situation and not overpay? The good news is that as you can see from the above chart prices are not going as far over list price as earlier in the year, but it is still a challenge. I know what you are thinking, I am going to wait till after the first of the year or the spring to sell my Mountain View home. It would be stupid to list a home during the holidays, no one does that. Or no one is looking for a home during the holidays. - I need to respectfully disagree with those sentiments. I believe December is a great month to sell a home in Mountain View, especially right after Christmas. Here are the reasons I think selling  a Mountain View home on Dec 26th this year is a great idea. 1. The inventory has never been lower. As of today there are only 7 homes for sale in Mountain View. Glücklich Oktoberfest! At first I thought I may not be the right person to be writing about the Oktoberfest in Mountain View, CA- I am not much of a beer drinker.  I know a few times that when I have gone out with serious beer aficionados they look at me at the same way that serious wine drinkers look at someone who orders a White Zinfandel glass of wine. You know the "You have got to be kidding me, you are going to drinking that!?" look.. The much anticipated Bay Area Bike Share was launched at the end of August this year.  The Bay Area Bike Share program goes from San Francisco to San Jose. Already FOUR times as many people have signed up for the program than there are bikes.  Membership costs are $88/year, $22 for a 3 day pass or $9 for a daily pass. The Bay Area Bike Share program is intended for short rides. The Bay Area Bike Share is great for the days you are runninng a little late to Caltrain and need to get there sooner. There are currently five Bay Area Bike Share racks in Mountain View, CA right now and two more planned.  Give it a try next time you want to go somewhere that is too far to walk and too close to drive.
