Mountain House has a very unique water system.  Recently the Board of Directors decided to issue refunds to thos who had their water disconnected of if you paid a late fee in the PAST 3 years. WHY _- well evidently the charges were not legal. Example 1 - Termination of water notices that were issued prior to October 2009, did not include the total amount owed by the customer, as required by law. Due to this deficiency, the MHCSD will begin refunding customers who paid restoration of water charges for water terminations that occurred from October 2006 through October 2009.  Exampe 2 - Mountain House charged late fees starting on DAY 1 of being late, instead of 30 days as required by law. There are 180 homes in Foreclosure in Mountain House…Help Is Coming. April 13, 2010 According to the latest reports by Foreclosure Radar there are 180 families that are 30 days or less from losing their homes.   If you live in Mountain House you know that Delta Junior College has a satellite campus right at your doorsteps. Friday, December 4th, the doors were open to the public. What you were able to see if a campus of portable buildings that 2700 students use to complete JC college courses. I know several kids that live in Tracy that attend the satellite campus, commuting here is 10 minutes from Tracy. The Tracy Press wrote a quick story about the open house you can read it here. The City of Mountain House has been living in the dark.  Why - to save money. I just had some buyers move into thier dream house on Central Parkway.  They moved in and discovered that the Community of Mountain House, CA was saving money by not having the street lights on. The Board decide to turn these lights back on - whoo hoo.  DeAnza and Main Street will have every other light on. All Street lights have also been changed to Blinking instead of the traditional Red, Yellow and Green. Mountain House Ca Homes Adopts Tax Increase MOUNTAIN HOUSE CA HOMES — While Mountain House residents said they are worried about a tax increase and the lack of district employee pay cuts in next fiscal year’s budget, they may actually be paying less next year.At its monthly meeting Wednesday, the Mountain House CA Community Services District board of directors OK’d by a 4-1 vote the budget for the upcoming fiscal year that starts July 1. Is it just bad luck for me or has it happened to others before? With low bank owned inventories and lots of buyer demand in the Mountain House and Tracy area, it seems like some people have resorted to "alternatives" when trying to get deals closed.  Missing keys in lockboxes, postings on windows stating that it is unsafe to go inside the homes...anything just to discourage offers (it does get frustrating when every house is in a multiple offer situation.)  But still......imagine when it is the first time you've met up with these clients and they drove all the way from San Jose just to see one house in Mountain House because there are no listings available and yet they cannot get inside! There has to be another way in...perhaps through the window?  :P

    HOT HOT - Mountain House, CA is HOT!!  Attention Buyers!  Mountain House is HOT HOT HOT. If you are a buyer driving around looking for a house, calling on signs, waiting for a Realtor to call you back, it'll probably be too late to buy THAT house. There are 96 homes on the market and 41 Pending 20 sold in the LAST 30 days -- this includes Short Sales.... NOW -- if we take out the short sale - 32 Active Properties -- and 41 Pending - 20 Sold. 50% of the sold homes SOLD in the first 30 days at 99.85% of the Asking Price Another 25% sold in the next 60 days at 105% of Asking Price.  The higher than average probably has to do with Concessions with Conventional/FHA buyers and the 30 days or less buyers were most likely cash buyers.   Yes, we have a lot of foreclosures in the area, but if you look at the housing inventory chart below.  We had 80 months of inventory last year, but we are down to less than three months now.  Houses are selling fast because of the low prices. Also, Avg home prices in Mt. House have been stabilizing the last three months.  Nobody can predict which way the market will go, but home prices are much more affordable now.

WOW -- Mountain House, California makes the New York Times.  Click here to read the full article. City in Despair - this is not surprising to those of who live and work in this area.  This is a master planned community that was BOOMING in the early 2000.  Most people bought in 2004 - 2006, and guess what kind of loans they have. According to the Tracy Press the prospective economic center that was to be built in Mountain House is on hold for a while -- most likely a long while. Read the story here:  Tracy Press  So what's to happen in Mountain House?  Well, this is a master planned community that started in the hay day of the housing boom had big plans for a fast growing fully inclusive area.  To date there are 3 elementary schools that house K-8 students, a mini market, and a few other professional offices. If you kids want McDonald's, Pizza or ice cream you'll have to drive to town -- Tracy that is. For 8 days -- 8/1 - 8/7 Pulte is selling off their new construction homes.  $20,000 in upgrades.  WOW.  These prices are incredible.  Here's the kicker -- call me, take me with you to negotiate the deal.  Yes, it is true the builder will do most of the paper work, but WHO will be representing YOU.  I guarantee the BUILDER's rep is guarding the builders interest. Look at these statistics.  Things are moving.  Homes are selling.  There are 83 homes on the Market and 23 pending.  That means a 4 month supply.  If nothing else came on the market we'd only have enough homes for the next 4 months.  33% of the homes sold in the under $425,000 range!  Most likely the buyers who are buying in Mountain House are first time home buyers or investors looking for smaller family units to rent.  As a REALTOR in the Mountain House area I can tell you I'm seeing mulitple offers on this price range.  For those buyers who are still waiting for prices to go lower, I don't think we'll see much more of a drop in the lower price ranges.  Perhaps a leveling off.... I love buyers! Today I had the opportunity to meet a great family. It was by chance, I was meeting some buyers at one of my vacant properties, a couple with 2 small children and another soon to arrive stopped and got a flyer. They asked if I was holding an Open House, I told them I was meeting some prospective buyers in about 15 minutes, and they were welcome to come in and look. They were great, their kids were great, they have to buy SOON, we clicked .......everything was perfect EXCEPT...... yes you guessed it....they have an agent. A ReLo agent that isn't available to show them houses, but when/if they find one they like, THEN let the agent know. WHAT! I'm sorry -- but that stinks.
