This month we are seeing the usual trends we would expect for the time of year. With the summer coming to a close, we should expect inventory and sales to decrease - and we do see that. However, inventory remains at a staggering high while sales continue to be at record lows. As we have seen with previous months this year, home prices are again down when compared to the same time last year. Read on for all the details.  Supply And Demand     Just as we have seen with the county in general, our inventory continues to increase when compared to the same time last year. Inventory has increased 2.2% when compared to September 2006. That gives us a total of 277 homes currently available for sale in Morgan Hill. As reported by the Morgan Hill Times, the struggle to clean up the perchlorate water contamination is continuing.The city is pushing for a complete clean-up of the perchlorate plume by Dec 7. As some of you may know, this has been going on for years. The Otin Corp used to manufacture flares (perchlorate is used in its manufacture) here in Morgan Hill. When the got rid of the plant, they left the locals not only with polluted water, but with the bill for cleaning it up.The struggle has been in getting those responsible, Otin, to pay for the clean-up. While that debate has ragged, the water has remained polluted.Otin continues to claim they are not responsible for all the pollution - a frankly amazing claim since there is no other realistic  source of the perchlorates.While the city may b...

It's a mixed bag this month. Inventory is at an all time high, but at least the amount that it has increased has slowed. No real comfort there, but I suppose it is better than nothing. We have also seen a drop in the number of homes sold - not good. At least we have also seen a decrease in the number of homes listed in August. The average home price has also dropped when compared to the same time last year - but not by an amount worth getting worried about. We finally see a double digit drop in the average price of homes in July of 2007. In addition, we see a continuing increase in the inventory and a drop in sales. Will this end up being the lowest summer season on record? Read on for all the details.  Supply And Demand     Some interesting numbers this month. The rate at which inventory is going up has slowed. This is good news for a market that just seemed to see its homes available for sale continue into an almost orbital trajectory. This month shows that the increase in inventory was held back to 5.6%. While the fact it is up at all is not good news, it is at least not the double digit increases we have been seeing. That increase gives us a grand total of 286 homes on the market in Morgan Hill. You have to wonder when this is ever going to end. Yet another month of increasing inventory and decreasing sales. We did see average home prices drop - but only by a single digit - not nearly enough to draw more buyers into the market. In addition, consumer confidence numbers are painting a picture of buyers that are waiting out the market - expecting values to drop even further. I realize that the summer season is not yet officially over. However, if things continue as they have, it is going to end up being just about the slowest summer season in my market in a very long time.In my usual newsletter creation process, I started looking at smaller communities and found that there are some areas where there was more action last winter than during this summer season so far!In fact, in one middle-upper neighborhood (Jackson Oaks), the last sale was in May! This is in a community of several hundred homes!In my immediate community of Holiday Lake Estates, we have seen the same lackluster performance.For those that had to sell their home this season, it is going to be crunch time. Morgan Hill already has a Target. I am not sure what market research was done, but apparently, somebody thought that the one we had just was not big enough. I was in that Target just last week and it looked like you could land a 727 in there. The new Target - just across the freeway from the curent one, is huge. At twice the size of the old Target, the new one measures in at about 125,000 square feet. Morgan Hill opened its new library over the weekend to enthusiastic crowds.The new facility cost the city about $19 million. While the budget is tight for the city right now, having used the old library a few times with my sons, I can say that getting a new updated facility was a good idea. The old library was starting to feel a bit cramped, but the new facility doubled the square footage.The new facility will boast more computer terminals, a wireless internet connection and an automated check-out system. It also is laid out conveniently for any interest, whether your looking for a quiet place to read or a child looking for a place to get a bit more active about your reading interests.The best part is that the folks in charge of this project thought ahead. Morgan Hill is considering the addition of archways adorned with the cities name that would be placed at each end of downtown stretch of Monterey Road.Some who are involved with the idea talk about giving the downtown an "identity" or how it would make the area stand out. Frankly, the best way to make downtown stand out is to make it a destination. Don't get me wrong, I think a sign might be a nice addition, but I would not put it above other efforts on the list of things to do. Among those things would be facilitating more destination shops and stores in the downtown that people want to get to.
