The South County Realtors Association welcomed Realtors and affiliates back from a two week break with a robust meeting and a great turnout.  Over 25 real estate sales were announced and many of those sales were multiple-offer situations.  There were two sales announced that were priced over $2 million.  A lot of new real estate listings were also announced as well as changes to existing listings - lots of price reductions. Three Morgan Hill real estate listings were on tour this morning:  408 Scotts Bluff Place ($978,000), 15750 Casino Real ($700,000) and 820 Mercedes Drive ($724,900). 820 Mercedes Drive is a well-priced 6 year-old single story home with 4 bedrooms and 2 1/2 bathrooms.  The home is 2727 sq.ft. and it is situated on a 7841 sq.ft. lot.  It is a lovely home with a nice fl...

There are currently seventeen single family homes in the Morgan Hill zip code area of 95037 priced under $400,000.  There are twelve townhouse/condominiums priced under $400,000.  Many of the residences are short sales or bank-owned properties, but for buyers with patience, they will be rewarded with a nice Morgan Hill home at a very attractive price. Let's take a look at a couple of homes. 17165 Birch Way, priced at $399,000, is a 1295 sq.ft. home with 3 bedrooms and 2 bathrooms on a 7405 sq.ft. lot.  Birch Way is in the Nordstrom Elementary School boundary. Sales just keep plugging along in our area of the south Santa Clara County towns of Morgan Hill, San Martin and Gilroy.  Last week there were 28 residences that went from active to pending status.  Of these, 25 were single family homes and 3 were townhouses/condominiums.  Of these sales, the list price ranges were: Less than $200,000 = 1 sale (3% of total) $200,000 - $500,000 = 16 sales (57% of total) $500,000 - $800,000 = 8 sales (29% of total) $800,000 - $1,200,000 = 3 sales (11% of total) As of December 14, 2008, there are 668 residential listings active on the market in Morgan Hill, San Martin and Gilroy, and 231 pending residential listings.  Therefore, 26% of the total listings are pending under contract as of this date, still a healthy number for this time of year.  Many of the p...

  Morgan Hill is still feeling the pinch of the down market. However, there are signs that we are just about at the bottom of the dowturn. Average price is down, but not as dramatically as some previous months. Inventory is up, but this is to be expected as we work foreclosures and short sales out of the system.   The summer season appears to be over for Morgan Hill. It arrived a little later than last year and July looks like it might just end up being the last we see of it. Overall, the short term numbers are mildly encouraging. No I am not talking about my friends the Credit Cards.  I am talking about the new dilema I have had thrust upon me.  Is it just me or do you find yourself in the never ending battery charging cycle. There is my Cell phone of course, & now with the hands free California law, I have a bluetooth in my car & one in my truck. Thats 3. I even have a multiple charger in my car that will charge 3 devices at once. CRAZY!Then to save gas I bought an electric Scooter, so thats another. Then there is the unending battle of the Remotes for everything. And of course I have 2  battery chargers (upstairs & downstairs) for those nasty little AAA, AA, 9 volt etc. So I have battery chargers in my car, in my house, in my garage. And I seem to be constantly plugging in something somewhere. Oh & lets not fo...

I just got up from a very restless night of little to no sleep. I had a roofer friend of mine come over to do some preventative maintenance. He was coming back the following day to complete it. He left a very large (2 story) & expensive ladder up against the front of my house. Now even though I live in a very nice area, A Police Officer once told me: They don't go to the bad areas to rob. Anyway I was worried it could be gone in the AM. So every time I heard a noise, I jumped up to look outside. Finally some good news for the real estate market in Morgan Hill. For those trying to get their homes sold, we have some good news.   Holiday lake estates has really been hit by the market. It got to the point where reporting market activity on a monthly basis did not make sense.Nothing was selling! There have been plenty of attempts to get homes sold, but many have ended in homes languishing on the market or being withdrawn from the market or expiring. I have been doing a bit of calculations on the make-up of the market for Area 1 in Santa Clara County which consists of Morgan Hill, San Martin and Gilroy.  Last week I went through all the listings and found out which were a Regular Sale - which I call a seller with equity who has decided today is a great time to sell, a Short Sale - which I call a seller with no equity and needs the banks help in order to sell his property and a REO/Bank Owned property which is basically a foreclosure.  I wanted to know how much of the "actives" on the market were really saleable.  Which means homes where the principle owners is the decision makers - such as the Regular Sale or the REO/Bank Owned properties and how many "actives" were homes that were in great distress and where the owner needs the ban...

  The real estate market in Morgan Hill has really been hit in terms of average price. While this is not good news for the housing market in Morgan Hill, at least we are seeing the rate of home inventory increase slow down. It is hard to call it good news, but at least it is not the worst news. In short, there is still bad news, but it is a different kind of bad news. We continue to see trends that we are very familitar with. Real estate inventories continue to rise. Home sales in Morgan Hill continue to be down. However, we do see some differences. The real estate market in Morgan Hill continues as we have seen in the past. There are some subtle changes that might indicate we are heading into a transition period, but nothing concrete.
