In May, the lowest-cost third of the region's housing stock saw a 16.7 percent year-over-year increase in the median price paid per square foot for resale houses. The annual gain was 11.9 percent for the middle third of the market and 9.3 percent for the top, most-expensive third. With inventory, days-on-market, and the Market Action Index all recently plateaued, the market is not sending strong directional signal for the near-term outlook. The Market Action Index is a good leading indicator for the durability of this trend. While the Market Action Index shows some strengthening in the last few weeks, prices have settled in a bit of a plateau. We currently seem to be in a Seller’s market so prices might likely resume their climb should this trend persist. The average price per square foot for Moorpark was $274, an increase of 12.3% compared to the same period last year. The median sales price for homes in Moorpark for Mar 14 to May 14 was $492,500 based on 60 home sales. Demand measured by the Market Action Index is increasing and days-on-market is holding steady. With more properties coming available, conditions are mildly positive. In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI.
