There is some speculation that in the very near future, investors will begin to apply fico-based adjustments to FHA pricing. If you have transactions going with lower scores (below 660) I would advise locking them in soon to avoid these hits. If you have clients that have credit scores below 660 be aware they will not get the best pricing on the market. 04/22/2009

Seriously Questionable Code of conduct and ethics of some Realtors !? Is there anywhere in " professional conduct ", " code of ethics"...  a clause that real estate agent should or have to return other agent in a reasonable time , like the same day ?!, and the best agents surely in a hour, as it should be a given ! The REO's , The Short pay's listing agents and brokers are the WORST OFFENDERS !!! since they typically NEVER RETURN a CALL, MESSAGE !! Lets do something about it and slap a fine on these embarrassments to our Real Estate profession .. !!! I will put a disclaimer on this post. We all know I am a Mortgage Consultant and see things from this side of the business. Now down to business. Rates - Rates are currently in the low 5% at historic lows. We are being pushed into lower rates thanks to the government "Federal Reserve MBS Purchase Program" of the $500 billion they are to buy so far $160 Billion have been used. In other words they have bought the lower end of the rates and once the money is done expect rates to go up. The treasury department is also issuing new bonds and with all that debt out there our rates are bound to go up. All in all the indications are the rates will increase by mid year.  Here is a current market update for Pasadena, Monrovia and Arcadia commercial real estate markets. Pasadena The current office vacancy rate in Pasadena is the lowest it has been in years at about 4.8%.  There is virtually no new office construction currently underway in Pasadena at this time.  New mixed-use developments are in process at Lake and Walnut, Hill and Walnut, Orange Grove and Fair Oaks, Raymond and Holly, Arroyo and Bellevue, Green St. and DeLacey and Lincoln and Orange Grove.
