Have you ever been to Muir Woods National Monument? Diane and I have been there once, when my parents were visiting us. We went, strictly because, my dad insisted on seeing Muir Woods. Thanks to my dad we had a truly enjoyable  day and we all were amazed at this magnificent park.  Ever since then, we have been talking about it for the past 15+ years what a great time we had.Now we can finally say that, we have been there a second time, this time, because my friend’s wife wanted to visit the Sequoias. She thought this would be such a wonderful opportunity to see these thousand-year-old and older trees, in light of the fact, that we were staying for a couple days in San Francisco it was a skip hop from the city. This park is truly an incredible part of American history and nature. In case ...

The Perfectly Smooth Blend of Customer Service Some of my mornings get behind schedule more quickly than I'd like to admit.  There are days when the obligations of child care and my non-negotiable self-pact to exercise will have me in a mad scramble to get to the office before the stress load becomes difficult for my team to handle without my involvement.  On those days I will sometimes stop at my neighborhood Jamba Juice on the way down to the office.  Now the Jamba staff would likely not confuse me for a "regular," but as you have probably experienced, even somewhat routine visits to a food service establishment can make it seem like you're dealing with the same folks practically every time.  So it wasn't more than a couple of stop-ins before Angel knew my order preference.  A handful...

Don't Get Tricked by the 4506 What better time of year than Halloween to talk about being tricked?  One of the ways unsuspecting borrowers can fall prey to one of the worst tricks in the mortgage business is to run into issues with IRS Form 4506T.  This form, which can be found HERE, allows a third party, such as a mortgage lender, to request a transcript of your tax return.  And request it we will!  Any time we have a "fully documented" loan, which is the vast majority of cases, we'll make sure that what the borrower shows us on his tax returns is the same information provided to the IRS.  The 4506-T will be sent from the lender to the IRS and the transcript that comes back permits the lender to, line by line, make sure that what we are using for credit approval is exactly what the IRS...

Unlocking a HELOC Mystery If you could create a client-facing "tip sheet" for your business, a simple punch list of things to do and not-to-do, what would be on that list?  You know, the items that always seem to fly under the radar of public knowledge and wisdom, but the ones that frequently undermine the best-of-intentioned customers?  I'm sure all of us have this wealth of "insider knowledge" that we'd love to share with the public and, as a result, save them from the misery and inconvenience of being counted among the unfortunate and unsuspecting. High on my list would be an explanation of how home equity lines of credit (HELOCs) are treated when a borrower goes to refinance a home.  Typically, a borrower would obtain a HELOC one of two ways: At the time of purchase (as with an 80-1...

A Special Thank You to My Active Rain Friends "Rob, do you ever really get any business from all the time you spend writing?" We have all heard this type of question before, from colleagues, family and even detractors.  And we all have our unique way of answering it, I'm sure.  So I will say that even if I didn't "get any business" from writing, the value in the process and relationships has been well worth any kind of award or reward.   But for those who still must know the answer, I will let the 2016 Scotsman ranking for total dollar volume in production respond to them: It is with a deep sense of gratitude that I thank my online peers, friends and supporters who have helped me on this wonderful journey.  Thank you! Singing in the rain,   Robert J. Your Mortgage on Steroids If you are self-employed and attempt to get a mortgage, you know it's tough to get a fair shake.  It seems like lenders never give the self employed the benefit of the doubt.  But what if you could have just ONE great year, instead of two, and then qualify for the loan you need? With baseball season upon us, I thought it would be fun to look back to the illustrious "steroid era" of the late 1990's and early 2000's to show us exactly how we can "juice" your application and take advantage of some of the totally legal programs that allow for just one year of tax returns in the qualification.  Why is this important?  Because in most cases, lenders will request at least two years of tax returns and then average a borrower's income across 24 months.  That exanded per...
