Menlo Park homes for sale under $2M make up just a small part of all properties for sale in town on any given day under present market conditions.  Currently they are less than a quarter of all homes for sale. The supply of Menlo Park homes for sale in the mid to lower price ranges is not keeping up with demand.  This is generating a leap in home prices and significant competition among buyers.  Sellers of homes in good locations are receiving multiple offers within hours of placing their homes on the market.  Buyers are finding that they need to submit creative offers to compete with cash buyers and others who can close escrow quickly or offer other types of incentives to make their offer more competitive. There are currently 41 single family Menlo Park homes for sale up from 39 2 weeks ago. There are currently 10 Menlo Park town homes/condos for sale the same as 2 weeks ago. There are currently 41 pending sales of Menlo Park single family homes down from 47 2 weeks ago. There are currently 9 pending sales of Menlo Park homes/Condos up from 6 2 weeks ago. In May of 2013 there were 47 single family Menlo Park homes sold.  The prices ranged from $450,000 to $4,395,000. As a Menlo Park Real Estate Agent I am often asked, "How much does it cost to buy a home in Menlo Park? This chart tells the story of single family home sales in 2013 in Menlo Park. Lots of interesting information here. First of all, nothing in Belle Haven sold under $300,000. That is a milestone. There was a City of Menlo Park sale below market rate house that sold for $295,000 but the lowest price fair market price home was $324,000. The next lowest price was $355,000. The days of buying a home in Menlo Park under $300,000 are long gone. There are currently two Northern Silicon Valley REO foreclosed homes for sale.  The northern Silicon Valley area includes the communities of Atherton, Menlo Park, Portola Valley, Woodside, Palo Alto, Los Altos/Los Altos Hills, Mountain View and Sunnyvale. There have been only one or two Silicon Valley foreclosed homes for sale on the market at any one time so far in 2013, which indicates three important things.  First, there are more jobs available today than in the past few years and homeowners are able to make their payments.  Second, banks are working with homeowners to avoid foreclosure.  Finally, properties that are being foreclosed are being held off the market until later in the spring. You need your own bag because plastic bags are banned in San Mateo County!  You may be hearing that at the grocery store soon.  The San Mateo County Board of Supervisors adopted a Reuseable Bag Ordinace in December, 2012 to take effect on April 22, 2013.  Appropriately, April 22 is Earth Day!  Menlo Park will be joining many other cities in the area which will be banning the use of plastic bags.  I have been taking my own bag(s) to the grocery store for years already so for me that isn't a problem, The grocery store isn't the only place that will be affected.  I began to think about all of the places that provide the plastic bag for your purchase.  Actually Su Hong, which is a Chinese food take out in Menlo Park, is the first place that popped into my mind.   Su Hong, voted the best Chi...

It's for the birds, not the squirrels!  Setting this bird feeder up several years ago started a running battle with the squirrels that inhabit the trees surrounding our property in the Menlo Oaks area of Menlo Park.  They hung from the tree branches, so I moved the post and trimmed the offending branches.  For a while that seemed to solve the problem.  Then the squirrels started shinnying up the metal pole.  I was amazed!  So off to Birders Garden in San Carlos for a solution.  I found the funnel-shaped thing for the pole. First-time buyers who are making decisions in the spring market often find it will take more than one offer to finally find their home.  It takes time for a buyer to understand all the requirements of an offer that will beat out the competition and be acceptable to a seller in this seller's market period.  As the chart shows, the average days on the market in March, 2013 was eleven.  That is eleven days to see a property, choose to make an offer, read all of the documentation relevant to the property, write an offer, and get the financing together.  The question is will the number of average days on the market get longer as happened in April, 2012 or not?  Will the properties getting multiple offers continue to dominate into April as the sale price to list price shows on this table? Time flys!  Time to Spring Forward on March 10, 2013!  Daylight Saving Time starts on March 10, 2013.   This past week in Menlo Park, CA has felt like spring so it doesn't necessarily seem odd that we need to set the clocks forward so soon.  Actually, I am not a fan of 'losing' an hour each spring!  I personally look forward each year of getting that hour back.  The only benefit I see for the longer day is that it does give me more time in the garden. It turns out that the idea of daylight saving time was orignated by Benjamin Franklin.  He thought that taking an hour from the morning and adding it to the evening would be benificial  to society.  He was in Paris at the time he came up with the idea of DST.  His contemporaries tended to sleep till noon and then get up and go about their ...
