Looking Back:  Menlo Park CA Market 2013 There were 337 homes sold in the greater Menlo Park area during 2013.  Almost without exception they sold at or above list price.   Looking at the statistics of the homes sold, those being served by the Menlo Park City School District and the Las Lomitas School District showed sales at or above the asking price.  Of the 337 homes sold in Menlo Park, 252 of them were in the Menlo Park CSD and the Las Lomitas SD.   House hunting was the most difficult for the first-time buyers and those looking for homes that would sell at or below $1,000,000.  These buyers found that even if a home was priced below  $1,000,000, it was often bid above that mark by the many buyers wanting the same property. As many of my blog followers know I sell a lot of Menlo Park homes in trust and probate. The owners were often very old, as are the homes, and frequently in need of repair. While it is often a good idea to keep repairs at a minimum in order to decrease the liability to the estate, sometimes it is necessary in order to allow buyers to be able buy and move into a home safely, or in order to increase the value exponentially.
