"It's white!" I said as I scrubbed the side of the house with warm soap and water. Truth be told, I knew it was white. This house for sale in the Avenues in Menlo Park just needs a new owner that's all. It has vinyl siding which made the scrubbing possible as opposed to to it needing new paint. With vinyl siding you can scrub away and get the same look each time. We listed the home for sale in the Avenues in Menlo Park about 3 weeks ago. At the time of writing this post--I feature it here at http://www.tricityhome.com. There was a comparable just one block over in November of 09 that sold for 530k. Granted it was a 10 and had one small room added to it, but still our home for sale in the Avenues in Menlo Park is listed at 429k, 100k less. Just think of the possibilities I thought. This ...

Sticking out like a sore thumb in the posh residential area, the long stretch of vacant lot in El Camino, Menlo Park has been a problem for nearby residents ever since it had been abandoned by a Cadillac dealer. Recently, there have been a few proposals for the vacant commercial space that the residents, and even the Menlo Park Planning Commission, may not be too happy to know about. One developer had submitted four proposals -- none of them including residential projects.   Sand Hill Property is considering either a supermarket, office space, or a commercial complex with a mix of restaurants, retail establishments, and a fitness center. Diane Tuman of Zillow provides all the latest info on this credit. I have recently represented a young first-time home buyer who got into contract on an REO prior to the passage of the stumulus package but they closed after the package becoming law so they will receive the $8,000 credit. That is the $64Million question on many folks' minds. Here is my "take":In my San Francisco Peninsula market, I would say:Are there good values to be found? Yes.Are we at botttom? Probably not. I expect contiuned downward pressure on prices. (In most San Francisco Peninsula cites, values are down maybe 10% to 20% from the peak in 06/07)Is it a good time to buy? Yes: 1)  if you find a house you  really like  in the community where you want to put down roots 2) you have a long-term perspective - say 10 years and 3) your job situtation is pretty stable and 4) you buy comfortably within your financial means - this is not the time to stretch. Jay Thompson The Phoenix Real Estate Guy provides a similar perspective on the Phoenix market which has been hit much much harder than our own market. ...

All 4 communities saw inventory levels drop at the end of the year. All 4 communities have seen inventory levels increase through 2009. Palo Alto has experienced the greatest increase in inventory levels - very interesting!

The  economic stimulus package has many provisions which will affect the real estate market.  For first time buyers, there is an attractive  tax credit which will apply to purchases closed before December 1, 2009. It is important to pay attention to the details of the tax credit and consult with your tax accountant to see if you qualify. I  recently received the following update :   "Tax Credit for Homebuyers First-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit.  Remember a tax credit is very different than a tax deduction - a tax credit is equivalent to money in your hand, as opposed to a tax deduction which only reduces your taxable income. The current $7,500 tax credit for first-time buyers has income limits of $95,000 for individuals and $150,000 for couples. Due to our high housing prices, this credit has done little to spur our local market. It appears the proposed $15,000 credit will not have income limits and will apply to all home purchases - personal residences only. Calculated risks gives good info on the details of the $15,000 Senate approved tax credit. Bloomberg reports this credit will benefit higher income earners unlike the current $7,500 credit.

I get several inquiries or phone calls a week from buyers wanting to buy a foreclosure. I ask: Why? They say: To get a good deal. They want a list of foreclosure homes before the lender forecloses on the home - Realty Trac sells this information. In my opinion, this is the wrong strategy for buyers who want to get a deal!
