The Marina Del Rey Condominium Market Report for March, 2011 As you know I live in Marina Del Rey, I live and blog about the virtues and benefits of living here. I have lived all over the world and this is one of my favorite places. So without being partial let's look at the Market results for March. As I mentioned last month that Credit has loosened up a bit and consumer confidence is on the road to recovery. Keep in mind it is still a very fragile confidence and as long as there are factors which create fear, these factors can derail this recovery. Some of these are the Middle East, the after effects of the Japanese Tsunami and I could go on and on. Although I mentioned that existing home sales have improved due to Lenders loosening up the Credit a bit, keep in mind that over 30% of a...

Marina Del Rey, CA Condominium Market Report for February 2011 Most of you, who read my Market Reports know that I am a big proponent of the Theory that Real Estate is local, Not only local and more so there are Micro Markets within the local areas. At the same time you have to look at the Housing Trends not only for the local but the larger picture as well. If you take all that into consideration the probability is very likely that you will make the right decision about buying or selling. Now with that said let us look at the numbers and see how the Marina Del Rey Condominium Market fared for the month of February. There were 146 Active listings which was a small drop from 151 Active listings from the previous month. The Backup status & Pending status appear to be increasing to the pre...

The Marina Del Rey, CA Condominium Market Report for January 2011 & Economic Commentary by Endre Barath, Jr. The Marina Del Rey, CA Condominium Market Report for January 2011. Before I go and give you this market report I would like to let you know, just in case you have not been keeping up with the news. Two of the nation's largest mortgage lenders have raised their minimum required credit score by approximately 20 points. What does this mean to you? The answer is as follows: 1. it will be harder to get a loan, 2. it will be more expensive to get a loan, and 3. most importantly it will eliminate potential buyers to step back into the market. What will the long term effect be? Unfortunately, this will delay the housing market's ability to rebound faster. The long term effect will be tha...

Marina Del Rey, Condominium Market Report for December 2010. Well here we are and 2010 is in the history books and we are well on our way into 2011. So let us look how last year fared with an expanded explanation. There were 155 Condominiums listed for Sale this is almost identical to the numbers in December 2009 it was an increase of 2 % which is very interesting. On the other hand expired listings increased by 29%. What this tells us is that it takes a lot longer for a Condominium to sell compared to a year ago. This is significant in many respects. Sellers need to price their homes correctly and Realtors need to prepare their Sellers that they will be both looking at a long sales process. There were 4 properties on Hold a direct indication of Short Sales. This is very telling. Keep i...

Marina Del Rey,CA Condominium Market Report for the month of November 2010  The long awaited November Condominium Market Report for Marina Del Rey, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a drop from the Active Listings from the Previous Month.  We went from 169 to 156 this has been not been a downward trend as in Century City Real Estate Activity, quite different it is more like a roller coaster, up the previous month and down the month prior. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes. Interestingly there has been a d...

Marina Del Rey, CA Condominium Market Report for October 2010 I f you have been keeping an eye on the weather in addition to the election results, you would have noticed that we had a Heat wave now for the past three days. Los Angeles was backing and 97 degrees was the daytime temperature. Here in the Marina it was a comfortable 74 degrees. We complained that we did not have a summer, well October an now November is making up the difference. BTW I have not heard anyone complaining here. Not only the weather has been heating up, so has the Real Estate Activity in the Marina. Luxury Condominiums, Ocean View Condominium or near the beach condominiums all are moving. The inventory has a small uptick from 163 of the previous month to 169 Active Listings for the month of October. There were 1...

Marina Del Rey Condominium Market Report for Month of August, 2010 Well here we are it is September 2, 2010; the months just keep flying by. We have had a busy year up to now. Many pundits had given contradictory information and made headlines in many of the National and Local News outlets. I have been saying all along Real Estate is local. One needs to look at the trends nationally as well as locally. I monitor three micro pockets of the West Los Angeles Real Estate Market very closely and find that they are all different month to month. So with that let us look how the Marina Del Rey Condominium sales activity fared in August. The Trend for the past four months has been consistent in one particular area that is the inventory has been increasing month over month.  No exception this mon...

Marina Del Rey, Condominium Market Report for July 2010  As we all are aware about the uncertainty of the pace of the economic recovery, everyone is looking at the Real Estate Activity as a Gage. Hence I find that more savvy buyers are stepping into the market. A clear indication is Investors are considering mortgage-backed securities as a relatively safe choice hence you see that the interest rates are at a 50 year low. Now with that said let's see how the Condominium Activity for the month of July fared in Marina Del Rey, CA. During the month of July we had a 9.1% increase of Active Inventory over June, buyers have now a better selection to choose from and this also keeps Sellers from listing their Units at inflated prices. I find it is much healthier to have selections to choose from...

Marina Del Rey, CA Condominium Market Report for June 2010.  Well June is in the history books now, so let us see how it fared. Many of us were wondering what the effects will be of the elimination of the Federal Tax Credit and now we shall see. There were 167 Active listings during the month which is an increase in the inventory by about 9 per cent from the previous month. I am a fan of larger inventory, because the benefits are numerous. It keeps sellers realistic in their pricing, since they know that they have competition, hence preventing unrealistic price increases that are not justified by supply and demand theories. Also it gives buyers more to choose from, hence ultimately increasing the odds that they will buy something. There was a large increase in the In Escrow i.e.: Pendin...

Marina Del Rey Condominium Market Report May 2010 There are some interesting developments in the Marina Del Rey, CA Condominium activities. First there are 155 Active listings for the period of May 1st, 2010 to May 31st, 2010 this is about an 8.6 per cent increase of the inventory from the previous month. Indicating that there will be a be a large selection for buyers to choose from.  Currently for the same time period there were 29 Properties in Escrow and 13 of those the buyers have not removed their contingencies and 16 have removed their contingencies. A good indication what the month of June will have to offer in closed transactions  The total closed transactions were 32, almost identical to the previous month's sales number of 31. This is quite a solid trend for the Marina. I want...

What were you doing at 2:17am this morning? I had a tremendous head ache after the Lakers-Celtics game and I was lying in bed awake. I am one of those armchair coaches who amerces himself totally into the game, and boy this was a stressful game. Next thing I know is, the bad shaking, it was a small earthquake. According to the US Geological Survey this was a 3.6 magnitude temblor and was centered about four miles west of Redondo Beach at a depth of 8 miles. Thankfully this was minor and did not even make it into the major news. Since I live in Marina Del Rey, I felt this brief and mild jolt which lasted about a second or two. This is a small price to pay for living in such a great area. Times like this I reaffirm that I have to take the Earthquake preparedness more seriously. If you are...

Marina Del Rey, CA Condominium Market Report for April 2010. As you have gathered I have been extremely busy with buyers and sellers during the past month, hence a bit delayed still interesting, In light of the fact that the media outlets are still talking about March's statistics. There were 134 Active listing during the month of April. The least expensive Condominium  for sale was for a one bedroom one bath 870 sq ft of living space for a mere $318,000. Hard to believe we are seeing Condominiums South of $400,000. Then on the other direction the most expensive on the market is a Penthouse Unit three bedroom three bath 2150 sq ft of living space for $2,995,000. There were 11 Condominiums accepting Back Up offers and 14 were pending, waiting to close Escrow. Just as I mentioned in my pr...
