The Marina Del Rey Condominium Market Report for the month of September 2011 Every month as I am about to write my Condominium Market Reports, I am a bit nervous and wondering how the particular pocket of the  area fared, since I am unable to gage the activity based on the news media’ s observations. I am confident based on the activities of the past couple of months that we are heading in the right direction. Interest rates are at an all time low and the Stock Market has been a Roller Coaster Ride, hence a perfect recipe to go to the safer area i.e.: Real Estate Investing. From my personal observations I am still getting a lot of inquiries from foreign buyers, hence to me this is an indication that the devalued Dollar and the low Prices is still a fantastic opportunity to buy investmen...

Marina Del Rey Kitty update on Douggy, Jack & Jill! As you know recently we had a new addition to our household. Diane & I have been big supporters of the Animal Rescue Group: The Lange Foundation. So it was a natural progression that we had one more join our household. After numerous adoptions later we have three Kitties at home. Two of them are Lange Rescues and one dropped in and decided he wanted to live with us. Douggy (the elder statesman now is a Lange veteran), Jack who knocked on our Door and of course Jill who just joined us recently (she is also a Lange veteran) Here are a few pictures that I wanted to share and let you know that Jill was immediately incorporated into the house hold after 24 hrs they are together as if they were always together. If you are  an Animal Lover  w...

Marina Del Rey CA Condominium Market Report for the month of August 2011  There has been a lot of Turbulence in the world as well as the US economic arena. This always makes me pause and wonder what effect it will have on Real Estate in my geographic area of practice. Interestingly I have finished posting three other micro real estate markets and they all fared very well. So with that said, let’s see how the numbers were in Marina Del Rey, CA.   Currently there are 139 Active Condominiums on the Market available for purchase.  This was a huge drop from the previous month. The least expensive one is One Bedroom of approximately 778 square feet of living space for the asking price of $189,000.   At the other extreme, the most expensive Luxury Ocean view Condominium is a three bedroom and ...

Marina Del Rey Parasailing in Marina Del Rey, CA Have you ever wondered what it would be like to Para-Sail? Wonder no more, there are very few sports outside of a handful that will give you the most breathtaking experience ever. Parasailing is one of those sports. The Marina Del Rey Parasailing takes you out in a boat and let you soar up to 500 feet above the beautiful Marina Del Rey Coastline also known as the Pacific Coastline.   The best part is you will see the views of Venice Beach Boardwalk, Santa Monica Pier and the Malibu coastline as well. Oh I almost forgot you will not even get wet take off and landing is inside the boat. Now how cool is that? Normally they charge $130 for two people. If you are a member of Yelp I have seen special to $65 for two people. This will be one of t...

Jill's Arrival to Marina Del Rey! A new addition to the household!Welcome Jill! As some of you know  our beloved Heidi went to Rainbow Bridge in the middle of May this year opening an opportunity for a new critter to come into our home. So yesterday afternoon we figured it would be the perfect time to make the introduction to Douggy & Jack, since it is a long weekend with relatively little on our schedule. (since we graciously declined a few Labor Day Cookout invitations) Overall it has been a major success. Jill decided she would rule the household. Jack accepted it quite well, just a little bit of sulking on his part. Douggy took it the hardest, the elder statesman now of the household and not being Top in the Pecking Order. Funny how Alpha personalities are not affected by Age or Siz...

Marina Del Rey, CA Condominium Market Report for the month of July, 2011Finally the Debt Ceiling cloud is resolved for now and buyers and sellers of luxury Condominium in Marina Del Rey can return to what we call the ‘normal real estate market’. When I say ‘normal’, I am referring to the new “normal” in today’s turbulent economic times. The long term ramifications are unknown at this time. Once thing is clear there will be an economic slowdown for a number of reasons. One important reason is the Economic uncertainties in Europe, particularly Greece, Spain and Italy. You might be wondering, what effect will this have on the Marina Del Rey, CA Condominium Real Estate Market? The answer is very clear Mortgage Rates have been falling dramatically and we are back to historic low interest rat...

There are many luxurious waterfront homes in Marina Del Rey! There are many luxurious waterfront homes in Marina Del Rey, CA. Not all of them have ocean views some are located on the Grand Canal. Most have three levels of luxury, but the real luxury comes from their gardens.  I was strolling the other day, trying to relax and took this picture. Marina Del Rey Condominium Market Report for June 2011 The month of June was very active for me, many listing appointments, and a lot of viewing of my listings. Hence I am a bit late with my Market Report. As most of you who read my Market Reports consistently will notice that my focus is always on the Trends. I have been reading a great deal about higher interest rates being on the horizon. This is based on the premise that, the Federal Reserve's second round of quantitative easing (QE2 that it is referred to) has ended with the close of the month of June. The withdrawal of this support will leave the economy to stand on its own without any stimulus. Hence this could drive up Treasury rates. Hence this will potentially drive up interest rates. Based on this major indicator I looking fo...

Do you Door Knock in your Real Estate neighborhood? What do you give out that is valuable to the owner ? Just the other day I was having a conversation with another agent about lead generation and what seems to work and what does not. Then she asked if I ever door knocked? My first reaction was "... I used to when I was new in the real estate business..." When I was a New Real Estate Agent, I listened to my Manger who told me that "Door knocking is the most effective way of making face to face contact". Then next thing I know is that it became a "Lost Art "for me. "This made me pause. Why did I stop? Was it because I started to get successful?  I would send out Mailers instead of the Face to Face? Was it because it was uncomfortable? Was it because I was too busy? So I looked in the mir...

Marina Del Rey Condominium Market Report for May 2011 As most of you who read my post consistently, know I am a firm believer that you have to look at a Real Estate Market Report not just as a snap shot of the previous months activities, but rather as what the Trend is. If we observe and monitor the trend, than we can make educated predictions of activity for the near future of the Real Estate activity in a particular pocket. Unfortunately there are events that are beyond our control that will impact the local Real Estate activity. Last month there was a slowdown of the growth in the US Economy. A large part can be attributed to the earthquake in Japan, which created a shortage of parts and had a global as well as a local impact. Then there was a huge rise in the oil prices, which cause...

Congress wants to put the American Dream out of Reach for most people!Take Action! First I would like to give you my position with a little background: I am all for responsible lending, buying and keeping deadbeats and cheats out of home ownership. When my parents bought their home they had to put down 20 per cent and we had to pool our resources to make it happen. The house was $42,500.00 and my mother sold some of her jewelry, as my father sold his coin collection and I took a job during the summer and gave my first semester College money to make it work. The Facts:  Congress wants my clients, your clients to put down 20% as the down payment. The average two bedroom condominium in Marina Del Rey is $509,000.00 I took out the luxury and high end condominium for this calculation. This i...

Marina Del Rey Condominium Market Report for April 2011 As you know I have been blogging for years about the benefits of living in Marina Del Rey. Those of you who know me are aware I live here and I am a bit biased. So for some of you who are not familiar with Marina Del Rey, it has a population of approximately 8200 people with about 19 marinas that have a capacity for about 5300 boats. The entire Marina Del Rey consists of only 1.5 square miles of which only .9miles is land and .6 is water. So if you want some Ocean View Homes or Ocean View Condominiums you will understand it is almost easier to find one with the views rather than without one. Now with that said I hope you enjoyed the pictures and the little bit of information you might not have been aware of. Now let us look at how ...
