The great thing about running my Real Estate business, West LA Real Estate Group, on the west side of Los Angeles, is that there are so many diversified socieo-economic areas to choose from when buying a home or condo. Everyone has heard of Santa Monica, Brenrtwood and Pacific Palisades. But there are areas like Mar Vista that no one outside the area knows about. I thought I would post this fantastic short sale that is available in Mar Vista. The area has great parks , shopping , restaurants and some of the highest ranked piblic schools in the city of Los Angeles. Red Wine that is noteworthy under $10 a bottle! This is only my second post about inexpensive good wines. I decided to write this post for one of my Active Rain Friends who drinks good inexpensive red wines.  I thought she could add these two bottles to her repertories. For those of you who missed my previous post, here it is for your convenience (http://activerain.com/blogsview/1407763/being-frugal-in-back-in-fashion-now ). In today's challenging economic times it is good to have a resource for inexpensive but good wine. So if you need one, feel free to reach out to me directly. The First one I will mention is the Montebuena (estate bottled) 2009 red wine from Spain under $9 dollars,  by  www.kysela.com importers.   This is not your typical red wine from Spain; it is much deeper with a...

As a Realtor I get this question all the time.  Let me share with you why I like Mar Vista.  The houses are really well priced for the Westside of Los Angeles, West of the 405 Freeway.  View Larger Map Where else on the Westside can you buy and house for as low as $500k and then on the higher end $3mil.   The older homes even from the 1930's have good bones. The yards are decent, 4,500 sq ft to 7,000 as an average range.  Quite a few homeowners buy in Mar Vista with future plans to move to Santa Monica.  However, most end up staying since it is such a great area.  The neighbors really work together as a community to create more opportunities.  Visit the Farmers Market on Sundays to meet people and visit one of the community tables.  Also, the best resource is a blog by Sarah Auerswald, ...

What are you plans this coming weekend?  If my mother was in town after brunch I would take her to the Mar Vista Farmers Market. Open Sunday, 9am-2pm, Grand View at Venice Boulevard. We would walk around, Listen to music, I would buy her flowers, It would be a nice, relaxing Mom's day!  If your mom lives close by or is visiting you are lucky.  Take her out treat her well.  Happy Mother's Day Mom!  She lives in Arizona, big hugs from Kim and I, have a special day. This area, Mar Vista, known as 90066, West of the 405 freeway is one of the most affordable communities on L.A.'s Westside. You get more home and yard for your dollar. The neighbors are really involved in the schools and community. Definitely worth considering in your home search. Visit the Mar Vista Farmers Market on Sundays. There is an information booth about community events and city projects.

Well it finally has come to this! I am considering a Short Sale! "...Well it finally has come to this! I am considering a Short Sale. .."Two days ago I receive this e-mail from a client, whom I sold a house at the top of the market. The plan was that he would enlarge the square feet and then sell it for a profit if need be. Long story short he never did the addition. Periodically called me, emailed me to see if he could refinance. Sadly the numbers did not make sense. I suggested the same course of action enlarge it and you will get your money back and then some. Well a few years just flew by and I got this e-mail. I have to do a short sale. This agent was recommended by Bank of America as a Short Sale Expert. My first reaction was do not do this Short Sale. You will ruin your credit if...

Last week we had the pleasure of staging an adorable, but vacant, Mar Vista family home. It had been used as a rental for awhile, so the homeowner invested in paint, new flooring and cosmetic fixes. Then they brought in a professional Los Angeles home stager to make it feel like home!  Click here to see photos of this staged home. *************************************************************************************          *************************************************************************************Annie Pinsker-Brown | Stage to SellOwner & Principal Designer310-384-1084www.stagetosell.biz"We get you to SOLD so you can get on with your life!"************************************************Stage to Sell is the premier West Los Angeles Home Staging Company.Owner & Principal Desi...

We are sponsoring the Mar Vista region of Los Angeles! Come and check out our photos and community details. Called "the ‘burbs with a twist" by Not For Tourists Guide to Los Angeles, Mar Vista is a quiet little neighborhood of high priced homes. Located between Venice / Marina Del Rey and Culver City, it's centrally located and close enough to the coast to get ocean breezes.  It's a small, quaint, down to earth community with its own variety of restaurants, coffee shops and entertainment. It boasts a large quantity of schools for such a small community and is bordered by the 405 and 90 freeways. For dining,  Mar Vista has a variety of affordable restaurants including Aunt Kizzy's Back Porch for Southern comfort food, Sakura for Sushi, Fioretto Trattoria for Italian, Outdoor grill for ou...

Mar Vista has 2 products I found pretty fascinating. First is a property ( I am biased about this one) my partner has been involved in from start to finish, a contemporary property located at 3457 Moore St. It is an amazing looking piece of art. Its a steel, concrete and glass masterpiece. The kitchen , the floors, the terrazo poured tile stairs, every aspect of the house is just a pleasure to explore. It is open this weekend again on Sunday from 2-5 by one of our beloved agents Amanda. It should find its owner soon, someone who will appreciate it like a sculpture. You can see more information on this at www.ebinvestment.com Second end of the spectrum for all Mar Vista lovers, is the condos located at 11733-4 Avon Way, the condos are priced pretty well. It is a Nourmand & Associates lis...

On tour this Tuesday I saw a couple new construction homes in the Mar Vista area built by the same builder. These homes were directly behind each other on their respective streets, 11416 Victoria & 11423 Mccune. Both homes were very similar in floor plan and layout, except the Mccune house had a step down into the living/dining room area. And the finishes varied a little bit in each of the homes. The homes are roughly 3,000+ sq ft on 5,000 sq ft lots. 4 bedroom and 3 bath. They have all the typical ammenties that you see in new construction with the custom cabinets and stainless steel appliances, as well as the hardwood floors and granite countertops. What I really liked was the size of the 3 bedrooms upstairs. The were all nice size, with the master bedroom being especially large with ...
