The Luxury Manhattan Beach Real Estate Market is Alive and Well!There were 45 homes that sold and closed escrow in Manhattan Beach in July.  This was the highest number of closed home sales in Manhattan Beach since August of 2021!Manhattan Beach home prices were impressive as well.    The average "list" price  for the homes that sold was $4,234,456 with the average sold price at $4,111,701 which was a bit of a drop from the $4,217,289 average in June and extremely impressive  $4,718,984 in May. The average price per square foot was $1701 which was actually higher than in June. Homes averaged a very brief 35 days on the market.  So much for a slow real estate market.....certainly not in the luxury home market. While the number of homes that sold in Manhattan Beach might have been down a bit in January, prices were anything but down.There were 20 homes sold during the month at an incredible average price of $5,323,450!The 20 closed escrows in January compared with 21 in December, 25 in November and an impressive 42 in October. Average home prices were nothing short of amazing.  The average "listing" price of the homes that sold was $5,343,400 with the average sold price at $5,323,450 compared with $3,292,631 in December and  $3,327,260  in November and an incredible $4,336,226 average price in October. The average price per square foot was $1815 WAY up from $1,378 in December, $1251 in November.Given the influx of buyers sadly due to the recent fires, February may be even more impressive as th... 02/25/2025

The Local Yolk in Manhattan Beach (south Los Angeles) has a bit of history for me...it's not far from where Endre Barath, Jr.  lives, works and hangs out. It's a terrific place for brunch/breakfast. I'm not sure how long it's been there but it has to be well over 25 years.Manhattan Beach is a very cool, affluent beach community in the South Bay area, SW of Los Angeles. There are abundant restaurants and shops and wonderful beaches...but be aware parking is a challenge especially in the summer and rarely free. Just when you think things couldn't get hotter, Manhattan Beach real estate had an incredible month of May both the number of homes that sold, and the prices that homes sold for!Welcome to the Manhattan Beach real estate market report for May 2024. Things picked up considerably in terms of the number of homes sold during the month with 33 on market home sales.  Compare that to 21 in April, 28 in March, 19 in February and only 13 in January.The average asking price of the homes that sold was an incredible $3,992,606 with the average sold price at $3,852,675.  The average price per square foot was $1531 which was also a jump up from prior months..  Homes averaged 58 days on market before going into escrow.Of the 33 homes in Manhattan Beach that closed escrow 9 were in the Manhattan Beach ... 06/11/2024

Today I decided to wash my car, no not me but driving to Manhattan Beach to my favorite car wash. One of the best part was as I was waiting for my car to be ready, there is a koi pond to enjoy the fish hanging out.Today was extra special there was a little dog with her owner, and this is what the dog was watching too. I did not want to disturb her and take pictures of her, but I did enjoy that she loved watching the fish as much as I did.Now when I was ready to post the pictures another photo popped up and thought I would share. Although it's hard to believe there are currently 9 beachfront homes for sale on the Manhattan Beach Strand.
