"Why would we want to find the tax assessor records for a property?" you may ask. ANSWER: To prepare the HUD-1 before sending it to the short-sale lender. For example, a homeowner may be 2 years past due on their property taxes, but you fail to list the past-due taxes on the HUD-1. Then the short-sale lender approves the HUD-1 as WRITTEN. So you go to escrow, the title company runs a preliminary title report (AKA "prelim") and you find out that $10,000 is owed in property taxes. Now the short-sale lender (bank) won't approve any deduction in their "net" proceeds as written on the HUD-1, so now you're in a quandry. At this point, the choices are: You can pay the extra $10,000 that was not accounted for (no commission for you, eh!) You can ask another party to pay it ~ good luck with that...

In response to the fed's "first-time & move-up home buyers' tax credits" due to expire on 4/30/10, the State of California has new legislation extending a tax credit of up to $10,000 to Los Osos home buyers.  The credit is spread evenly over three years and is available to anyone who buys a newly built home or to first-time home buyers who buy a newly built or existing home.   To use this $10,000 credit, a home buyer must owe at least $3,333 in state income tax in each of the three years. A home buyer who owed only $2,000 in one year would lose $1,333 in tax savings that year. "Late this afternoon, Gov. Schwarzenegger signed Assembly Bill 183, the Homebuyer Tax Credit legislation, into law. His actions today are the result of our efforts in Sacramento over the last several weeks as members and our team in the capital worked for the bill's passage before it landed on the governor's desk. AB 183 will provide $200 million for home buyer tax credits, allocating $100 million for qualified first-time home buyers of existing homes and $100 million for purchasers of new, or previously unoccupied, homes. According to a recent survey from Foreclosure Radar, a leading web-based research firm that monitors foreclosures in California, the number of foreclosures in California decreased in December '09 as compared to December '08. When comparing SLO County to other counties with in the state, however, the number of foreclosures actually went up when comparing December '08 with '09.  However, when comparing the volume of foreclosures in San Luis Obispo County with other counties within the state, SLO County barely registers.  This, in large part, can be credited to the county's geographic location, but most importantly, to its ridged control over growth.
