 Venice Beach has consistently been one of the miraculous exceptions to the disastrous housing slump of the last couple of years. Though some property owners have had to revise unrealistic expectations of their properties value and a few unlucky souls who bought at the height of the market are now in for more than their investment is worth, property values in Venice have held remarkably stable for the last two years and the area has continued to enjoy some sales activity unlike many of the surrounding neighborhoods. As I had blogged yesterday, downtown is an area that I am not overly familiar with. Like I've said many times, I am definitely a Westside type of guy (meaning no further east then Hollywood) and typically so are my clients. Yesterday was my first excursion into the world of slick new highrises and urban (but chic) downtown lofts. I have to say, I dug the whole scene much more than I anticipated. A lot of thought and design has been put into these new urban communities that are springing up and if you are willing to try something off the beaten path, there is a whole lot of bang for your buck to be had. It is slim pickings this week due to the upcoming 4thof July holiday weekend. Since there is not a whole lot new in West Hollywood (with the exception of  The Vue- see below) or Beverly Hills, I am going to make my way downtown to see what's happening with all these new high-rises that are popping up. To be honest, I have never been a huge fan of downtown. In my book, walkability and convenience are huge components to happy living in Los Angeles. Since I have very few clients that work or play in the downtown area, I  tend to avoid this place altogether. Pleasanton, California's SmartZip, Inc. has announced the public beta launch of its Web site, SmartZip.com, and the introduction of SmartZip Score, analytics-based investment ratings for residential properties, including foreclosures. Historically, more than 20 percent of all homes purchased in the United States are for investment purposes. Spring is my absolute favorite time of year in LA because the jacarandas are blooming, showcasing their gorgeous purple flowers all over town. I just love walking down streets like this one in my neighborhood at this time of year. Towards the end of the blooming season, however, trees tend to get sparser and most of those purple blooms end up on the lawns and driveways of their owners. In fact today on my morning walk I spotted many a lawn completely covered with fallen flowers. Loving the jacaranda as I do, I happen to think of this carpet of purple on the lawn as beautiful, though perhaps a bit melancholy as it marks the end of my favorite season. Even though I was born in Southern California, I have never been to one of the most legendary spots in Southern California before today: Pink's Hot Dogs.  Located at La Brea and Melrose, Pinks is celebrating its 70th birthday this year.  Originally only a hot dog stand in 1939, by 1946, business was so good that a building was erected on the very spot the hot dog stand had been for the first seven years.  Lots of stars visit Pink's all year round.  Many of them have signed photos hanging on the walls.  They even have a free valet who will move cars around as people get ready to leave, since parking is at a premium and some cars get stacked behind others.  We were lucky enough to only have to stand in line for about 30-40 minutes and we were able to secure a table pretty easily.  However...
