The L.A. County Board of Supervisors are voting on a ban on smoking in parks, on beaches, golf courses, and all public places. Lovely. Clean air in Los Angeles - Yippee! No, what am I thinking.  We are still near the top of the "most polluted U.S. cities" list. And to cap it all today I was out playing golf and the Santa Ana winds have kicked up.  We were warned that when that happened all the settled ash from the Station fire would start blowing around.  It is.  I am covered in it, my car is covered in it and I would hate to see my lungs. Interesting article in today's L.A. Times shows that having have high credit score are 50% more likely to bail out of their mortgages without any warning, this compare to lower-scoring homeowners. These people are up-to-date and have never been late on their payments.  The total of defaults in this category in 2008 was 588,000, accounting for 18% of total delinquencies lasting over 60 days in the 4th quarter. Most distressed borrowers try and make their payments at the expense of other accounts, but these 'strategic' defaulters just stop paying. These defaults usually take place in negative-equity markets in boom and bust areas such as California where it was 68 times higher than in 2005 and Florida 46 times higher. Two-thirds of these defaulters are walking away from their primary home...

Los Angeles Home Inspector Illustrates The Gravity Flush Toilet The gravity flush toilet design is found in most homes. With a simple design and relatively few moving parts, repairs are usually fairly cut and dry. The lack of any mechanical parts (like those found in pressure-assisted toilets) makes the repairs fairly inexpensive as well. The toilet works on principals of gravity, hence the name. Water housed in a tank above the bowl is released into the bowl, causing water to push through the trap, thus emptying the bowl of its contents. When the handle is pushed down the lever arm pulls the flapper chain up. The flapper then lifts, releasing the water in the tank into the bowl. Los Angeles Home Inspector Illustrates Gable and Cathedral Roof Framing. Balloon framing of gable walls is common in new home construction. It is usually done when there is a cathedral or vaulted ceiling in the room. I would not recommend this framing method to a rookie carpenter or the average DIY person. A basic knowledge of conventional roof framing is required to lay out and complete this task. The standard wall height, roof pitch, rafter size, and stand of the common rafter must all be known before beginning the layout procedure. Los Angeles Home Inspector Describes The Differences In The Common Outlet.  A two prong duplex outlet. This receptacle is commonly used in older homes that were wired with a two wire system. This outlet does not have a ground wire. A big mistake that Do It Yourselfer's make is they replace this type of outlet with the more modern and common three prong outlet shown below. The three prong duplex outlet is one of the most common recepticals one will find in a modern home. The outlet slots are polarized so the plug can only go in one way. It is important that when a three prong outlet is used that the ground terminal be effectively grounded. The L.A. Times publishes a ranking of the median household incomes in 110 Los Angeles area communities. For some reason they omitted Beverly Hills and Malibu.  The calculator probably broke. Topping the list is Bel Air with $208,861 and at the bottom is Downtown with $15,003. Again, not taking into consideration Beverly Hills or Malibu, Bel Air topped the list as the area with the oldest population, median age 46, and Watts with a median age of 21. In the highest scoring public schools category, the California Academic Performance Index (API) which combines several tests, with a goal for each school to reach 800 produced the following results: Hollywood Hills West with an averge of 961 and Chesterfield Square (South Los Angeles) with 544.
