So You've Decided to Move to Los Angeles - Now What? 10+ Million people in the county, 4+ million people in the city proper.  88 incorporated cities within Los Angeles County. 80+ Unincorporated areas and communities. Move to Los Angeles - simple? Not really. People who have never been to Los Angeles, who have never lived here, have no idea the scope of this place.  When I lived in Columbus, OH (which I totally loved), I could get from the tippy top north to the very south of the city area in about 30 minutes.  Here, it can take me 30 minutes to get to the correct freeway (when there is no traffic).  What is a newcomer supposed to do? First, figure out where you HAVE to be (your job, your key community, your family, whatever is most important). Next, figure out what you WANT to have: ur...

Consumers have been increasingly flocking to the real estate market in recent months, driven by improving economic conditions and a popular government tax credit. The latest figures from the National Association of Realtors show that existing home sales were strong in September, which means that conditions have improved for five of the past six months. Last month, sales were up 9.4 percent from the level recorded in August, and also 9.2 percent higher than the figures recorded in September 2008. "We're getting early indications of price stabilization, but we need a steady supply of qualified buyers to meaningfully bring inventories down and return us to a period of normal, steady price growth and to fully remove consumer fears, which would then revive the broader economy," said NAR chie...

Forty-two stories above the bustling Avenue of the Stars, workers in hard hats are toiling away on Candy Spelling's new digs. The widow of TV mogul Aaron Spelling has set a record with her $47 million purchase of the top two floors at the Century, an ultra-luxury residential tower nearing completion next door to the Century Plaza Hotel. It may sound ludicrous that a $47 million purchase could signify a simplified lifestyle, but that's exactly what it means. At 16,500 square feet, Spelling's new home is less than a third the size of he...

Stay away from Pampa Furniture, Los AngelesI really hate it when someone gets taken advantage of, and the value this company puts on the customer service is zero.Without getting into too much detail, my friend purchased $7,000 of bedroom furniture from the West Los Angeles store and was promised an early delivery date.  With this in mind she got rid of her old furniture and was expecting the new pieces to be delivered prior to two sets of expected guests.  The furniture was not delivered, nor was there ever a request for it to be rushed and delivered early. After contacting the store three times, each time with a promise from the salesperson that they would call her back with an answer which they never did, she contacted the owner.  The owner's response was that a mistake was made follow...

This year’s $8,000 federal tax credit for first-time home buyers was apparently so popular that it even attracted ineligible claimants – potentially more than 90,000 of them, including former homeowners and 4-year-old children. A report from the Treasury inspector general for tax administration found that more than $600 million worth of tax credit claims were questionable. The $8,000 offer, enacted by the Obama administration in February and expanding a similar credit from 2008, was designed to boost housing demand.Eligibility extended to those who had not owned a primary residence in the last three years and earned less than $75,000 as an individual or less than $150,000 as a married couple. The credit could be claimed after purchasing a home between Jan.1 and Dec. 1. But on 19,351 ele...

If you were to do an Internet search on where many Los Angeles actors and celebrities call home (or have in the past), don't be surprised if Beverly Hills isn't at the top of your query results. With certain searches you will find my little Village of Toluca Lake coming out the big winner. Located between Burbank and Studio City, Toluca Lake is considered a neighborhood within the City of Los Angeles in the San Fernando Valley. Back in the day, the boundaries were strictly defined, but now a few streets in Burbank are referred to as "the Burbank side of Toluca Lake" which I believe is well-earned. To outsiders, this lovely area may seem rarefied and exclusive as numerous celebs do reside here (I won't tell for discretion's sake). On any given day the paparazzi can be observed here or th...

As I wrote in an earlier post Home Staging A Condo For A Los Angeles Real Estate Auction Company , Moving Mountains Design staged 2 Los Angeles condos last week for a real estate auction company. Both condo developments we staged the models for are new construction and are vacant. The auction company had rented a few pieces of furniture on their own, but didn't feel that the small amount of furniture made the model home units more appealing. They hired Moving Mountains Design to do a full model home staging of all 3 bedrooms, 2.5 bathrooms, a home office (also could be used as a family room), living room / dining room combination, eat-in kitchen and a massive ground floor family room. Here are some photos before and after staging:                                 Dining Room/Living Room ...

e-mail me view my blog Office: (310) 305-4200 Mobile: (213) 705-4270 Housing Index shows the pace of home prics declines slowed in July..a sign that the market is near bottom! The pace of price declines slowed in July for Los Angeles to -14% compared with the same month one year ago according the the S&P/Case -Shiller US National home price index. These figures support stabilization nationally for Real Estate Values. We still need to remain observant in the coming months to see if the expiration of the first time homebuyers tax credit will effect these figures. In Los Angeles including Orange County the 20 year index is now at 2003 levels, going back to just before home prices made their most dramatic gains in the housing "bubble" Making Sense of the News For first time homebuyers, thi...

Buyers are always interested to know how safe the neighborhood is that they are considering purchasing a home in.   The Miracle Mile Beverly Center area of Los Angeles is in the heart of the city and the Los Angeles Police Department has this great mapping tool that shows you crime reports for an area near an address.   Check out  http://www.lapdcrimemaps.org  To see what is happening in the Miracle Mile Beverly Center area, put in a central address like 6200 Wilshire Blvd.  With a few clicks of the mouse you can see it all on a map.  I love technology. Many neighborhoods in the Miracle Mile have some sort of neighborhood watch that can be very effective in alerting people to be on the lookout for criminals that are targeting the area.  With the latest technology like facebook and twitt...

The Blame Game: Door Mat Vs. Punching Bag - Isn't it Time for Civility? There has been a lot of talk lately about the lack of civility in politics, business and everyday interpersonal interaction. Based on my own observations and what I've heard from colleagues and friends it is clear that a new, abysmal level of manners and courtesy, actually a lack there of, is taking hold in today's society. When all one has to do to "cancel" an appointment (I use quotations because I really mean "blow off") is a quick, cold text 5 minutes before, things do not bode well. I try, however, to be an optimist and lead by example while at the same time hoping that someone is paying attention. Although we cannot always speak with others face to face and the constraints of modern business / life do not allo...

If we believe what we read from various sources loan brokers are facing a bleak future. A number of reasons are often cited: restrictions on yield-spread premium payments, new national registration requirements and licensing costs, and a general lack of interest on the largest remaining wholesalers in growing their broker channels. According to one source the number of brokerage firms could be down to 15,000 from a high of 54,000 three years ago.  Let keep in mind however, that many brokerage firms are small "mom and pops" employing less than five people, and sole proprietor operations. There is a ray of hope however in the industry's future.  The main reason is costs. Brokering is a form of outsourcing for lenders; it costs the wholesaler nothing in terms of fixed salary costs, etc.  K...
