What is the Mills Act Program? Part I in Los Angeles, CA....Just as a background, having lived in Europe and in Boston, MA I have always had a deep appreciation of restoration and preservation of historic buildings. I could enjoy a Pilsner Beer that was first brewed in a Castle in Aschaffenburg, Germany around 1492 and in the 1970’s early 1980’s still had virtually the same layout of the beerhall. The only difference was that it was just updated and preserved for future generations with newer plumbing and electricity. Having had the opportunity to eat in Faneuil Hall Market Place in Boston, MA where in 1743 Samuel Adams and others gave speeches and probably had a few beers as well, is very rewarding to me. I could always feel the presence or the vibes of the historic figures. When we rel...

The Pope conducted his last public Mass, how surreal is that? Today was Ash Wednesday and the Pope performed his last public Mass. How strange, we always like to say that history does not repeat itself. Well if you are a student of history you will know that six hundred years ago there was another Pope who resigned. It does not matter if you are a Catholic or an Agnostic or of a different religious belief, this is a monumental and historic event. It is hard to believe that this past Christmas Eve, I stayed up and watched Midnight Mass performed by the Pope. He looked energetic & frail at the same time. Never in my wildest imagination would I have believed that this would happen. Keep in mind I do not normally stay up for Midnight Mass on Christmas Eve. Something made me say. let me watc...

Finding true California style at the Toy Factory Lofts The Toy Factory Lofts located at 1855 industrial Street in downtown Los Angeles is the brainchild behind the Linear City LLC company designed in 2002 to provide 121 loft apartments to the residents of Los Angeles. Originally built in 1924, this building was constructed for the Star Truck Warehouse Company by the Western Land Improvements Company. This was also a division of the Santa Fe Railroad and Atchison and Topeka Railroad. It housed railroad trucks, crates, and other property of the Santa Fe Railway Company. During World War II, the massive poured-in-place concrete columns and floor structure made the building a perfect designation for a civilian bomb shelter. In 1974 the property was purchased by Ace Novelty and used as their...

You know you always wanted that cool loft living when you saw it in movies like "Ghost" and "Flashdance"; that old abandoned warehouse with the retro, industrial elevator and large roll-up door just added to the rustic charm and city ambiance. These types of lofts do still exist yet they have been given a face-lift coupled with urban flair. Take for instance the Biscuit Company Lofts in Downtown L.A. Originally constructed in 1925 as the West Coast headquarters of the National Biscuit Company and designed by EJ Eckel who was the Dean of American architects. At the time, this 7 story sky-scrapper was a symbol of iconic design in downtown Los Angeles. Built for an original price of over $2 million, this sensational icon became a staple fixture in the industrial area of L.A. Now known as t...

If I Buy a Duplex, Can I Use the Tenants Rent Towards My Mortgage and Can I Still Use the Down Payment Assistance (dpa) that I've Been Approved for?   As a Mortgage Loan Originators (MLO) here in Los Angeles & Ventura counties, I work with a lot of low-medium income first time buyers who are using dpa to purchase their first home.  I personally love it when my borrowers are thinking about their future investment needs. In my continuing series of answering some of the frequently asked questions that I get from prospects and clients, in Part 9, I want to answer a question that can present some rewarding opportunities for first time buyers who are upto the challenges. I say opportunities because in this particular scenario, I can not only help my borrowers buy their first home but their fi...
