Sellers in this area have been thrilled to see the price appreciation during the past year. Three of the listings I had were folks who'd wanted to sell before, but weren't quite at a break even. We kept in touch, and as the market heated up, their game plans fell in place. In all cases, these folks ended up with multiple offers and much more cash in their pockets then they'd anticipated. Comparing just December to December would be very misleading in this report. Homes were just flying from inventory throughout much of the year as can be evidenced by Feb thru Nov columns - they're all less than December of last year! The graph below shows how homes sales in the Tri Valley break down by city and by type. Equity sales are a much larger percentage of the market than in the previous several years. It's also interesting to see where the bulk of the distressed sale occured.  For Livermore, by percentage and by quantity, this was the townhome market. For Dublin, that was the least affected segment. Pleasanton had the highest rate of distressed sale in the condo market, while for Dublin it was detached homes. These shifts are somewhat representative of the difference in the cities mix of housing types. Dublin has a high percentage of condos and they fared better in terms of distressed sales. It’s always fun to see the extremes in a real estate market. Not unexpected, the least expensive homes sold were condos, but all of them were short sales. Livermore takes the prize for the least expensive in the Tri Valley as a region, but it was also the smallest home at just 1 bed/1 bath. Of the most expensive homes, only the one in Livermore sold at list price. Pleasanton weighs in with the most expensive sale for 2013 in the region.  Interestingly, none of these ‘extremes’ in terms of prices occurred in the last quarter of the year.
